Looks like as long as you're 10 feet and an inch from the property lines you're good to go, as long as it's in a side or back yard. If it was smaller than 75 square feet you could ignore the setback for the side yard but would still have to conform to the rear setback. Since you're over 75 feet, both setbacks apply.
So basically you just need to find your rear line and side line and make sure you're placing it at least 10 feet and an inch from both of them.

I know where the lines are, so shouldn't be a problem. And, just in case, I'll chat with my neighbor too just so he knows what's going on and isn't caught by surprise if I do get it.

 

No problem. My previous house was in a subvision, and while it didn't have an association there were some pretty strict restrictions on what you could and couldn't do with your own property if any of the neighbors wanted to complain to the town, so I was happy to sell & get out of there after the required 3 years of residence.

 

That sucks. I don't think I could live in a subdivision and/or places with a HOA. Puts a "damper" on what you can and can't do. I like having my own space that I can do whatever the heck I want to/with, as long as it is within the town laws, and don't require an approval from someone like the HOA.

 

My neighbors have this giant thing in the middle of their front yard that is probably supposed to be a garden. Instead, it's always just had 4 foot tall weeds. Last weekend, I saw them pour gas on it and light it on fire.

At that point I fully realized I can do whatever I want and no one is going to say a word to me about it.

 

This. My folks moved to a senior place a few years ago, they can't even plant flowers.

Plus like my father said, people who get on condo boards usually are the type who just have no life and want to feel important.

 

Texted the neighbor he's cool with it. Said it was wicked nice of me to ask. LOL

 

My town "grandfathered in" a septic/porta-potty business deep within a residential neighborhood, right up the road from me. Whenever the assessors try and give me shit (pun intended), I remind them of how fucking stupid that decision was/is. They have left me alone since then.
I have one enclosed shed, a big firewood pole shed, and a 12X20 woodworking shop with 220V, single phase power that I ran myself. None of it is legal, but our town is so overwhelmed and understaffed that I've got at least 5-10 years before they notice

 

Which is why when we moved we made sure there were no restrictions on the deed for the new place. And since there aren't, I turned my whole front yard into a garden, got a flock of chickens, and started digging ponds, moving rocks, and cutting trees down

I have some gardens as well.

 

We purchased it back when the Gov was giving $10k credits for first-time home buyers towards improvements in the house. You had to live there for 3 years before you could sell it, or pay back the $10k.
