    Morning y'all! How's the weather up there?

    Really cold down here. Like 22* this morning when it's been in the 40s and 50s for the last week. Going to be cold for a few more days, but no snow or anything.

    I can recommend a mortgage guy if you want. He's located in Metrowest MA but I don't think that matters? He has done 10 mortgages for my dad 3-4 for my brother, 2 for me and my wife. He's a great guy, my family has recommended him to probably 50+ people before.

    I could give you a lot of advice but right now, to start I will give you this. As someone currently shopping as well- make sure you do not delay!! If you have been looking you know the shortage in inventory. Good houses priced right can be gone in a matter of hours.

    Yes I use a race driver to install it. Properties of temperature. Chill the bushing, it shrinks slightly, which makes it easier to install

    I saw a Tonka truck in the ditch this AM on my way in to the office. Apparently they were keeping the spirit of solidarity with @DoubleRGirl because it even had an Asian lady behind the wheel. Hers didn't look like it took much damage, though, just high-centered.

    I high centered the 'ole GMC last weekend. 4' wind drift on the road to camp, I didn't see it until I was in it. Good thing I carry a shovel in the truck.

    Get a full inspection of everything , soup to nuts, previous insect damage or history of. There are different levels of inspections if my memory serves me correctly. Also it wouldn’t hurt to go back and look at it again with a checklist of things that you might not of recognize before when you went in in the first place like , walls ,paint ,trim condition, windows , A real good home inspector can help you out with that as well. Also how old is the roof. It would suck you to have to put six or $8000 into a roof after you just moved in

    Or, knock off the cost of the roof from asking price. We did windows and a roof the first summer we were here, but knew that when we signed the papers the fall before.

    The roof wasn’t a concern for me because I could see it was about 10 years old but my windows I knew I would have to replace I finally just got around to doing that

    Really the price is fair for what's on the market right now. The house hasn't been listed yet. Given the dynamic of everything we aren't going to attack the price at all. But I fondly remember when the balloon loans came out and messed everyone up.

    I'm going for a more traditional loan, but I don't think anyone is fluent in mortgage legal terms and common knowledge until after the process is done.

    I think we are doing well so far. Although I would like to hear more of what to look out for to make sure the mortgage broker isn't pulling anything funky

    I second the inspection, unless you've got experience as a carpenter/plumber/electrician/roofer and know what to look for. 99% of the time they can catch things that the seller is hoping you won't notice, even if they've tried to cover it up. A lot of the better ones can do a thermal scan of the house, too, to see if there's any insulation issues.

    There isn't usually much to worry about there these days. Believe me, they make enough money on you without having to pull anything shady. My $215k house with a conventional 3.4% loan was going to make the mortgage company almost $250k. They have to disclose all this to you by law. That industry is heavily regulated and they can still legally rape you blind without pulling anything shady. Don't worry, they will tell you how much they are fucking you!

    Yeah, it's a little depressing when they present you with the mortgage interest schedule :laugh:
    It's amazing how much just one extra payment a year towards principal will save you in the long run.

    Yep, and if you can do the 15 year thing or even 20 as opposed to a 30 year it's a HUGE advantage. My next house will be that way. If I ever find one.

    Unfortunately given that we are trying to keep this house from going on the market, I'm thinking a mortgage broker might be a necessary evil to make sure we can close this out without any hiccups ?

    Thoughts in that regard .


    And home inspection wise I did industrial mechanical work and spend my younger years apprenticing my old man who is a master plumber of about 30
