Good find, though I suspect that he lives outside of Guthrie, so those zoning/planning ordinances wouldn't apply.

Between the official land owner who will be "renting to own" the place, and the new guy, I am not sure which has had the trailer delivered.

You are correct. I technically live outside city limits. Zone laws do not apply.

All I know is the new guy had a say in where the trailer was being put, so, either way, he knew the quality of trailer being dropped off.

Just to throw this out there, because I knew some form of subsidy was provided...

The new guy is getting paid $506-$583 per child per month. So, $1,518-$1,749 a month on top of his job income. Tell me he cannot afford something else. Yes, I know there is the possibility for some unforeseen tragic occurrence before this that could have him strapped with bills, but children in the foster system are provided medical care as well. Just more info... from the NACAC source.

I am not from oil country, so had to look up the term "tank battery". Essentially aboveground bulk storage tanks, right? Do you know who owns them, and whose land they're on? Are they actively being used? Just asking because there may be easements in effect that prevent buildings or utilities from being located within a certain distance of the tanks. This could be a fire safety/prevention issue, or an ingress/egress and access issue for the company.

Also, just as general advice, the State gov't will try to bring the owner into compliance with State regulations while at the same time working with him achieve his goals. I wouldn't count on them to kick anyone off the land or evict from the house, but they might be able to help in a sense of protecting your health and safety as well as that of the neighbor. This would include moving the crappy trailer away from your property line, making sure that there is adequate sewage disposal and water supply, and ensuring building code is being complied with.

    Just my two cents.

    subbed.

honestly, if my dog wandered onto your property by accident and you shot and killed him when he didnt propose a threat to you at any way, prepare for hell to come flying your way in about 1.2 seconds.

i cant believe they put that trailer RIGHT THERE. wow. i would be livid.
good luck, i think talking to the people that will be living there about moving it would be the best bet. and then the security lights shining on the mobile home and large shrubs.

A nice tall fence wouldn't be a bad idea.

I relate. Although it was all legal, I wasn't thrilled when the lot next to me which was nothing but trees was sold and built upon. Worked out okay, my neighbors are older and keep to themselves. We do talk occasionally and I've helped him clean his gutters too

I'd do that if all else fails. I have bad blood with someone on my street and they are very powerful in my town. I can honestly say I did all I could to prevent that, but I'm not going to be stepped on either

    That's rather douchey of them.

When I moved in, my brother in law had the neighbor's old Vette in the garage. Neighbor stopped paying, he stopped working. Neighbor comes strolling up a few months later asking for him and has nothing but lip for me in my own house "he needs to do this, he needs to do that". I politely explained that's their issue, but I own the house and he has 6 weeks to remove it

8 weeks later no sign, I call him and same old story. He says he has no place to put it, well too bad he has a 3 car garage. Give him 2 weeks and he says he'll be by. No call, no show, no nothing.

That Monday I mail a registered letter detailing the history and advise that not only did he not comply with my several reasonable requests, he did not even contact me and left me to initiate discussion again. So, 3 days to move it or $40 a day storage, my homeowners will be notified not to take action if God forbid something happens, and i'll have my lawyer get title in my name.

He showed up at my bro in law's work shaking like a leaf and my bro in law said "how many times does he gotta tell you it's not my house anymore!". So the 2 of them removed it before I got home. He was and is still terrified I'm going to beat him up. Didn't have to be that way, but my house isn't a free storage facility.

Well first off I understand your frustration and concern about having an old mobile home right next to your house but I feel like you're being a little harsh. Instead of trying to jump straight to forcing him to move it by any legal aspect, why don't you talk to him and try and see if he will move it first. Like I said before I understand why you have a problem with it but trying to force him to move it by a legal aspect will probably rub him the wrong way. Say he does have to move it due to some law or code and he complies with them to make the home livable or he is perfectly fine and can move in the house today if he chooses, then you are creating a bigger problem for yourself if he finds out you where the one that was causing all those problems for him if he does become your neighbor. You don't want to start a war with someone you don't know and what they are capable of when it could have all been avoided by a simple conversation. People tend to take better to politeness rather than hostility

Thanks for the advice. I've said, in different words, that I'm starting off with politeness. I'm giving him the benefit of the doubt in-so-much as seeing what plans they have for this trailer. I know they are not going to move the trailer. They have it set and anchored and won't pay someone to come hoist it anywhere else on the property. All I'm doing at the moment is just gathering all the advice and options that are out there, including legal aspects. As far as having further conversations with them, that has proven to be impossible so far. He isn't moving into the place until the following school year starts and only seems to stop by the place when I'm at work. Should the chance arrive, I'll happily introduce myself and see what his plans are for the building and land.

Not sure about that, then it leaves a door open for them to do something else that is questionable in the future because there's a possibility of them getting something done for free.
