    I'm cheap and my opinions are:

    Start off small...

    First thing - when you do meet a woman/dude and marry him/her they will never agree to live in your 'bachelor pad'. First thing they will want is you to sell your crib so you can both buy something 'together'.

    Second thing - I'm not so sure how much you thought out buying a two story house in GA. Your bedrooms will be upstairs because housing designers and architects are tards so you will blow almost twice the money on utilities with that over a rancher just so you can sleep at night without sweating. Personally I grew up in a 4 story house and I will never own anything but a rancher. The higher you go the worse the efficiency. Chick I had overt last week is living with two other roommates and she told me last week she's paying $100 per month in electric ($300 total bill). My electric last month was $38. She didn't believe me even after I showed her the receipt.

    Well I'm with my girlfriend for now. So I think what I would do is look for a ranch that I could afford myself so that its my house.

    How will you be able to put that kind of money away when you spend $3k now for rent? I agree start small and move up.

    We are looking to get our first house next year, it by no means will be our permanent/dream house, but it still needs to be nice enough for us to feel comfortable spending 10 years in. I would prefer less but you never know which way life will take you sometimes.

    The other benefit of having a reasonable beginner house is getting a 15 yr mortgage and paying it off quickly so you can rent it out and make income towards a bigger more expensive home... kind of what i hope to do

    I'm working as an analyst for a law firm

    So rent is 3k, split 2 ways, 1500 each = 18k/year for me, hoping to save a good chunk of my earnings. That includes parking, utilities, etc.

    for all intents and purposes, though i prefer sellout.

    Why would you have to pay it off to rent it out? I've gone away from the false ideal of paying off my mortgage. With rates as low as they have been it's the best loan you will ever get. No reason to dump money into it that you could be using for filling your 3-6 month emergency fund, boosting your retirement fund, and then enjoying life with.

    I agree with the statement that architects and designers are tards (for the most part):p but not the blanket statement for the rest. 2 Story homes can be designed to be as energy efficient as a ranch. There are plenty of factors such as 2 story spaces, ceiling heights, heating & cooling zones, passive cooling, stacking, solar orientation, separation between floors, insulation (windows, walls, ceilings, and doors) that all play a role. You can't just say one is more efficient than the other without looking at all the factors. Your chick friend must be heating her home with curling irons. ;)

    are there ibanking jobs in the south? i have a ton of friends doing it.. all in NYC - what firms are you looking at?
