    Frame is rusty. I knew it had cancer, just finally caught up to me today. I was planning to cut off 2' of the back of the frame this summer, but looks like that's happening today. Fixing it is the right thing to do, but the timing now is just poor. It was 5 months expired on inspection though and hanging over my head. I made some "mud guards" that hid the back area a bit, but it didn't work and wasn't really the right thing to do anyway

    I had no idea they checked for rust on the inspection. Have fun with that project!

    Furnace guy says we can limp the heater and heat pump along or just replace them. Haven't seen the estimate yet.

    Then the plumber showed up.

    The questions become what do with a house that isn't out forever home? We don't plan on staying here with the cost of living. Yet, that's at least five years away. Go into limp mode and make repairs, hoping that the repairs hold and the rest doesn't fail? Or do this the right way and not get the investment back at the sale? And then weigh in the safety concerns. Between a lack of sleep, too much coffee (which still isn't enough), and the mental / financial headache this is brings, I 'm exhausted and have been eating Tums like Peanut M&M's.

    Yeah it's common for high clearance 4runner bumpers to cut out that crossmember and tuck it closer, I just wish I had more time to do it all high clearance rather than copy what came out. Also just want it to pass and be safe, so copying is probably the best bet there too.
