    We found another house. Went to see it Thursday, and then again last night with Dad.

    dont get too discouraged, if the house has been on the market a while, and you'rs was the only serious offer, they may re-think their counter offer if they don't get any others.

    also you are in the best possible position to buy, neither you nor your GF currently have a house you have to sell. you are move in ready! I hear of so many deals falling through because the buyer could not sell their current house in time is quite high. but you two, there is nothing holding you back, that in itself is a huge bonus.

    Yes, I know of cases where sellers have come back after a high counter offer to suggest that they would be open to going lower after all.
