    My area on Oahu is very nice. Always green I live more in the country side of things but Honolulu is about 30-40mins away and same with the north shore.

    Where about are you. I’ve spent quite a bit of time on Oahu .
    It’s where my wife and I went for vacation when we were first married.

    Hawaii has always been special to us. For the past 10 years we have talked about getting a place there.

    Made offer asking for a little off .
    Agent had called listing agen who said she was positive it would work.
    Got a full price offer right after .
    Wife asked me why I was offering a little lower too.
    Lol now I have to tell her!!! Yikes
    This thing was a great price and had been on market for quite a while .
    Damn

    Rule of thumb for Hawaii real estate. Always over a bit over asking price. 600k-800k has a lot of competition.

    It was higher than that, my agent suggested because it was on market for 7-8 months with three price reductions.
    Agent just called, people with offer are trying to buy with 10% down including closing and are not prequalified so might be an issue.’
    I offered all cash close after inspection and as quick as escrow could be done.
