    Agent should step up. Home inspector should step up. At least they should offer to pay part/half/all of the problem.

    At closing I'm pretty sure we signed a form stating that from that date forward the seller was not liable for any issues after closing aside from issues that are illegal and hidden during the inspection or something.

    I know the inspector, he was on my side and went over this place with a fine tooth comb, he saved me about $5000. He did tell me and put in the report that the system is 20 years old and will need replacing in the near future. I knew that going into this. The inspectors test the temps at the vents, look over the components but that's about all they. They don't have the equipment to see if it's got a leak. It's part of being a home owner. It sucks but it is what it is.

    I considered that but other than having an invoice left behind or tracking down the tech that did it there is no substantiated way of proving that was their intentions. I'd likely end up having to lawyer up and by the time it was said and done id likely be out more money.

    Thanks for the heads up. I know I'm going to have to replace the water heater, not sure yet on the HVAC. The sellers disclosure states that the current water heater is 20 years old, but the air conditioner and heat pump say unknown next to the age. I didn't crawl under the house to check it out myself. I will definitely hire a good inspector to make sure everything is good.

    Some things to look out for that saved me alot of money (up until now):
    Check the crawlspace out. Most homes 20+ yr old may or may not have a vapor barrier installed and depending on alot of factors it may lead to mold, insulation problems and just a overall mess under there.
    Take a look around the house and not how the land lays for drainage purposes. I had a buddy buy a house only to have to spend $1500 having the lawn graded to slope away from the house.
    Check all the windows out. If they are double pane look for fog in them. It it's present the glass packs are toast and it's about $100 a window to replace. Our seller replaced 3.
    If you have to replace anything, go Energy Star. You gets a 30% tax credit on them and savings on your side electric bill will pay you back every month.
    Have a HVAC company come and check out the ENTIRE system and do a engineering test to see if the vents and ducts are setup properly.

    Yep. It can open a whole can of worms. Foundation issues, mold and excavating are all expensive to fix.

    With that being said don't freak out if there is a wet spot of two in the yard. It happens and can be fixed with some sweat and a little know how. But if the crawlspace walls are soaking wet and there's a small pond under the house walk away. Unless you know the cause, have the ability to fix it and there isnt 2 inches or mold covering the floor joists. A little mold is east to remove IF YOU KNOW YOU CAN ELIMINATE the cause. Aka there's no vapor barrier, all the vents were closed and there's a hill running down to the back of the house. Use it to your advantage and ask for several thousand off for mold remediation.
