    The last time I went driving around Peddler’s Village was the day after Christmas, and two people stopped me so they could take pictures of the truck; Today, I went to Peddler’s Village and drove around once before I decided I just wasn’t feeling it and threw I the towel...

    I didn’t; My parents did all the hard work; The only moves I actively participated in were the ones within Pennsylvania in 2007 and 2016...

    I think part of the reason I still live with my parents is because subconsciously I’m damn sick of moving!

    My folks moved into a townhouse in 2010. My dad hates it..my mom I think likes it but misses gardening. Too many rules.

    The other thing my dad says is most of the people who get on condo boards, especially senior places like theirs, are people who just want to feel important or are bossy.

    How I did it in 2004, small apartment to a house was easier though. Grill was the first thing to come off the truck and we already had food and bers at the house. My wife's job was running the grill..keep the help fed, beered, and happy.

    IMHO a townhouse is one step away from a nazi regime. Why does one pay all the money for someone else to tell them when they can make noise, how to live, or what they can build on their property. The HOA fees are unavoidable and uncontrollable. Might as well just chuck your retirement funds into the furnance. The one benefit is if your neighbors cigarette burns down your house you get new carpets and drapes :rofl:

    My parents live in a 2,900 square foot single family home on a large lot, and it has an HOA; Until recently, all they did beyond telling residents what they can and can't do is pay for trash removal; We are in the process of getting lawnmowing included in the services...

    However, I have told my parents that if they still own the house in twenty or thirty years and I inevitably end up inheriting it when they die, the first thing I'm doing once the deed is in my name is put the place on the market! It's a beautiful house, but I hate HOAs with a passion! In my opinion, you can start telling me what I can and can't park in MY DRIVEWAY once you start paying my mortgage and property taxes; Until then...

    My dad and I get into arguments about HOAs all the time; He says he's glad the HOA keeps people from parking commercial vehicles and campers in their driveways because they're eyesores and bring down property values...

    My argument is that the huge neighborhood across the street from us, which is intertwined with a public golf course, has no HOA and despite people parking unsightly vehicles (commercial trucks and vans, and campers) in their driveways the property values don't seem to have taken much of a hit.

    This large neighborhood was actually built in various stages by different builders over the years; The oldest houses were built in the 1960s, and the newest were built in the early 1990s. There is a condo complex in that neighborhood, built in 1986, that has an association; There is also a townhouse development, also built in 1986, but I don't know if it has an HOA or not...

    None of the single-family homes have an HOA!

    When l was house shopping I came across a house for sale in a small plan of homes. It didn't have a HOA but did have some kind of weird system that required others approvals before you could do anything. It had a small garage but it was so freaking low and had like a 6 foot ceiling making it practically useless, l believe that garage was do to that goofy system.

    There are structures that are legitimate eyesores, but requiring the approval of neighbors before you can build something is bullshit!

    when you look at the cost of housing over the last half decade, anyone with more than an acre of property is in for a good chunk of change and personally, I could care less what my neighbor had parked out front of THEIR house. As you said I’d take the risk is minor property value hit vs the risk of uncontrollable fees for little return. Why would I pay for not my choice of who mows my grass or plows my snow or pees in my pool.

    This Bountiful Acres place, which is in Buckingham Township but has a New Hope address, is VERY OLD; 2007 was the very last year my parents bought a real Christmas tree, and they bought it here...

    I don't know what year the building you see behind my truck was built, but if I had to guess I'd say prior to WWII at the latest; While we were there buying the tree in 2007, the power went out twice! Why?

    At the time, the building had a fusebox instead of a modern circuit breaker! You can see how intricate their holiday light display is, so during business hours when they the lights on, all sorts of appliances running, and a likely old and inefficient heating system cranked, the electrical system couldn't handle it.

    From what the cashier behind the counter told me, the owner and/or landlord didn't want to invest the time and money into upgrading the electric system, and she told me that she was expecting to show up for work one morning and find the place burned to the ground due to an electrical short; This was back in December 2007, over thirteen years ago, and obviously the place is still standing so I'm guessing they finally did update the electrical system!
