    I did a load calculation using an online HVAC load calculator, and this place would require at least two separate air-conditioners and furnace do the size. A single 5-ton/60,000 BTU unit would probably work, but I would go with either dual 2.5-ton units or a 2.5-ton (1st floor) and a 2-ton (2nd floor). This place also has two fireplaces to help with heating!

    Electric ovens seem to keep the heat more consistent, especially in convection ovens. I've had both.

    Visitation is by the hour, not by the day.
    I can get onboard with that :thumbsup:

    The townhouse in Furlong had a convection wall oven, but this one just has a regular wall oven... :(

    @ColoradoTJ

    How does your big house only need a single 3.5-ton central air-conditioner?!?!

    I think it's a 3.5 ton.

    My house really isn't that big Charlie. I'm just under 3000'. We looked at building 4500-5000' homes but they are just too big for us.

    We stay pretty cool here at my elevation. You are under 1000' and I am at 7550'. As we speak it's snowing again.

    Last week we went to a hot springs in CO and the snow was still covering some of the windows. 6EC34760-1DDA-4140-8A37-4639E318C370.jpg

    Zillow for some reason says my parents' house has 3.5 bathrooms and is 3,352 square feet, but it has 2.5 bathrooms and probably more like 2,900-3,000 square feet; 2.5-ton A/C for first floor and 2-ton for the second floor. We got almost no snow this year.

    You can go to your county regional building website and type in your parents address. All the information you want on the house.

    We don't stop getting snow until June 1st.

    Has if ever been warm enough to have the A/C on when there was still snow on the ground?!?! It is going to be in the low 80s here today...

    Not that I have experienced. We do get pretty good temperature swings here. 927C7D51-15AF-4A38-A508-081AC9AB3776.jpg

    That house is absolutely perfect! This is the non-basement plan, but it's of a higher quality resolution than the image of the basement plan. It has a full master suite with two walk-in closets, a kitchen with a wall oven, two extra bathrooms!

    I like it. Not quite a starter home, but definitely something to aspire to.
