Much more reasonable than usual.

I like the sink in the laundry room just off the garage, handy.
An added man door on the back yard side of the garage would be a convenience.

As long as we are spending (your) money, note the depth of the garage is 22 feet, while that sounds substantial on the surface keep in mind that a double cab/6.5 foot bed Tundra is over 19 feet long, a double cab/8 foot bed model is 21 feet.

Extending the garage depth a few feet would make the space more convenient for a fairly reasonable cost.

Also to note, the overhead doors are only 7 feet high (84"), the Tundra in our example is only 6 inches shorter at 78", as the doors wear or get out of adjustment they tend to drift down, not much room to spare. A regular, low roof Ford transit is 82" FYI.
Future proof your build with 8 foot doors.

Forced air. Small house about 1200 sq ft and no heating ducts upstairs.

Then how do you get heat upstairs? Also, you should get central air!

Gravity, my friend..haha..2 small rooms upstairs. Would cost some good $$ to cut ducting in there.

Central wouldn't be worth it in my house, though a nice toy

Today l found the perfect spot to dig a hole in my berry patch to plant a blackberry bush and encountered the corner of some white metal. A few hours of digging unearthed an old microwave oven, no idea how that thing ended up under the berry patch 20230407_183947.jpg

If I knew you liked to dig, I should have called you the other day.
I had to remove some large shrubs from a flower bed. Pulling them out wasn’t an option.
They had to be hand dug. A shovel, mattock and 3 hours later I finally had them out.
I have to say, I actually enjoyed it. The bed was so overgrown that the it made a huge improvement on the looks.one of those jobs where you step back and actually see the results.

It sure is nice to enjoy the improved looks and a job well done, actually moved a couple shrubs the other day too.

Not an option. I know what happens when you pull shrubs out of a stacked stone bed.
The roots run under stone, they peel the stacked stone wall down. Ask me how I know?:D

Ironically, The only time I was ever taken in custody by police, was because of a guy that looked like me with the same last name. I have a feeling someone I know was the “guy that looked like me”.
I posted the story on here once, it was an experience. The end result was an apology form the Sheriff of Sevier County, Tn. It’s all good. The officer learned a good lesson.

I would have just thrown the dirt back over it if it wasn't such a perfect spot for a berry bush, certainly wasn't planning for that.

So what you’re saying is, you don’t who put it there, but you know who isn’t going to remove it from there? If so, you and me are a lot alike. If the spot I’m digging is “hard” I keep moving over a few feet until I find a “softer” spot.
