    I think that I've shared this floorplan in this thread before, but I really like it; 2x6 exterior wall framing, gourmet kitchen, two fireplaces, large garage, and master bedroom suite with dual bathroom sinks and a walk-in closet! I did an HVAC load calculation online; I estimate that it will need a 3-ton A/C unit for the first floor and a 2.5-ton A/C unit for the second floor...

    Getting old sucks. The master bedroom is on the upper floor.
    Save your money, delete the second floor and build a detached garage.
    Add a small room and bathroom to the garage. Escape from the wife and kids.
    Or, in my case. I'd end up renting the house to a friend and I'd live in the garage.

    I'll never get married or have kids.
    I'll live alone and die alone. It's just "how I am".

    I just want enough room under my house to crawl under or ideally walk. That way I can go under there and fix shit when it breaks.
    Concrete foundations suck when things go wrong.
    Crawl spaces suck when you laterally have to "crawl".
    And overhead plumbing is a nightmare when things leak.

    If it's a rancher, I want the lower floor to be an all concrete garage. :thumbsup:

    What's wrong with a concrete foundation? My house has a concrete foundation with a full basement and there's more than enough room to walk around down there!

    If your plumbing is in the concrete, there isn't but one way to get to it when it "goes bad"
    Modern PVC has made it a lot better. But I'm done busting up concrete to replace shitty galvanized iron pipe.
    I don't trust any of it. The easier it is to get to, the better.

    Oh hell no, none of our plumbing is in the concrete! All of the HVAC and plumbing stuff in the basement is up on the ceiling...

    Also, Amanda's landlady's house is a split-level that was built in 1958. Most of the "basement" used to be the garage until a 1-car garage was built off the side of the house and the original garage was finished. There is a crawlspace underneath the main level (living room, kitchen, dining room) where the holiday decorations are store; I strapped on the knee pads and retrieved the Christmas decorations this year because Amanda's landlady is 82 and couldn't stand by and let her do it. Going into that crawlspace is a pain in the ass! Also, the oil tank for the furnace is down there, and I don't even want to think about what will happen if it ever needs to be replaced!

    I dread the day I have to redo my grandparents place.
    Just go buy rolls of PEX and start at one end and keep going.
    The sewer will be the worst part. it's almost all cast iron.
    They've built on to the the house 5 different times. It's a conglomeration of "make it work" under there.

    Remind me if you have heard some of my horror stories about my house with crawlspaces.

    And yes, whoever thought about running plumbing in concrete needs the mother of all ass beatings. Reminds me of the heated floor/driveway idea.

    Part is that people have added on since, my house was built as a one floor summer place in the 1930s.

    Bathroom plumbing is crawlspace access..from the outside! Can you guess where that could be bad..

    Twice a year I have to get in the basement crawlspace to turn the outside spigot on or off. Each time I bitch I'm getting too old for this shit.

    I don’t know. My theory is, I was some sort of nocturnal creature in a past life.
    And that trait carried over to this life.

    Not that I believe that, but it’s an answer to a question I don’t know the answer to.
    I have always been a late nighter. 2am was “bed time” all through high school. Up at 7:45 and out the door by 8:00.

    I guess I never “broke” the habit?

    It's ugly and inefficient by today's standards, but my parents' dishwasher is about 8 years old and I guarantee that it won't last as long as this beast!

    So, I have not seen the woman from Amanda and Gwyn's neighborhood since Monday; I no longer think this is an isolated incident, however...

    Today, Amanda and I stopped at the Wawa on Main Street in Doylestown just off the 611 bypass to get coffee. There was this guy who looked homeless leaning against the brick wall of Wawa looking at me as I pulled up (ironically next to a "NO LOITERING" sign); I took the Christmas lights off days ago, so I know my now very plain 14-year old Tacoma wasn't tickling his fancy.

    As soon as I got out of the truck, he said "hi." He had an empty cup and everything about his demeanor said "Can I have some money?"

    I said hi back very sheepishly and immediately went to Amanda's side. I whispered to Amanda "do not make eye contact, he's asking for money"...

    Amanda had already figured this out.

    We went into Wawa and I immediately notified the cashier who notified his manager. The manager came up to me and Amanda while we were getting coffee to confirm where the guy was standing; I asked the manager if he could see my truck, which was parked outside the window. He said he could see my truck, and I said the guy was leaning against the wall facing the front end of my truck.

    The manager made the guy leave while we were paying for our coffee, and he was walking off the property when we came back out to the truck.

    I assume the guy was homeless because he had two bags with him and was in no uncertain terms panhandling. If he was not homeless and just trying to get money, then that is even more infuriating. This isn't the first time people have asked me for money in Doylestown, but the encounters were few and far between, and I feel like these last two have been particularly ballsy.
