    This is what I'm doing. Making my bed bars into a bolt together rack for 2 Plano cases and spare tire sucked up to the underside with the OEM spare tire thingy. Maybe mount my hilift on the outside of the side of the bars.

    That is almost anywhere. I used to be a landlord. I had a lawyer friend tell me he could keep a tenant in one of my apartments for a minimum of six months w/o paying rent while I tried to evict them. :annoyed:

    My parents had a non paying tenant in Lackaeanna County. They went to court, the judge said to the tenant what's wrong with you, these people (my parents) are trying to earn a living and providing you with a nice place to live and you (the tenant) are screwing them. Quick, in and out, tenant was removed within 30 days. So much different than philly. Even my lawyer said philly is the worst and the other counties are much different.

    For what it's worth, I don't think I'll be investing in philly anymore. At least for rentals. Maybe not even flips, I've heard some new things are coming down the pipeline and doesn't look good for investors

    So after today's adventure at the court, the tenants signed a paper that said they will be out and their property removed by June 30. I can guarantee you that they will be there right until June 30 @ 11:59pm. That's just how they are. I had offered for them to stay, but to pay me rent along with a repayment plan for the back months rent. They hate white male landlords so much that they wouldn't even do that. If they're not out by June 30, I will file for a lockout, which should happen as soon as July 5th or 6th.

    The woman said yeah she'll agree to leaving by June 30. The guy is maintaining that his name/signature was forged on the initial lease from the previous owner. They've been living here for 6 or 7 years. Not sure why he would even say his name was forged, and if it was why does the court allow him to stay even one more day?

    I bought this property with these tenants already in it. I'll be glad to see them go

    I know there's holes in the plaster that I'll have to fix. I'm anticipating new carpet, fix the holes, paint, deeeeeeeeeep clean. Possible bathroom repairs. I'm sure they're gonna damage more.

    We never went before a judge. It was settled at mediation. My lawyer said he knows the judge and if she caught wind of it, she would have a sympathetic heart and it would have been a lot worse. I can't prove whether or not it was in fact forged. Whatever it is, they're gonna be out :fingerscrossed:

    This is why I don’t mess with really anything in Montco. In Berks, I’ll at least get paid on the warrant service when brought into court, and if the judge let’s them walk after, I’ll be there to pick them up when they default again . I have a few frequent flyers. My partner has a program that on the 4th time being picked up, you get to sign the cage partition in the back

    Hmmm. I don't believe this would be legal. Good idea though!

    The courts told them (and they agreed) to leave by June 30. If they don't, I get to lock them out of the house.

    Check-in is at 8:30 in the ride starts at 9. I’m going to try to get there around 8. I haven’t been there before so I’m not sure what the parking lot or staging area looks like.
