    I grew up in South Reno. When I was probably around 10 years old my dad would take us to the Sage Hills gun club on a dirt road passed Brown elementary, nothing out there but farm fields. Its easy for a young kid to fall in love with a place like Reno WAS, crazy how fast a place can turn to such a cluster F.

    I feel like a grumpy old bastard but it just seems like a simple truth to me. Just too many F-ing people to be able to enjoy the place you live.

    I was dumb and didn’t buy a house straight outta high school with a stable job. Now I can’t even afford to buy a house in my hometown.

    It’s wild looking at cities like Boise, Phoenix, and even Austin and then comparing what you get there for the same price you get here. Don’t want to move away but if the market keeps going up I won’t have a choice.

    Yep, my thoughts exactly about two years ago.

    Its hard to imagine what is going to happen in the next several years here in Reno. We've already been overrun with the yuppies, I fee like I can't do anything but sit and wait to see how they affect the place.

    Good plan that worked for us.
    And for those with rentals if you don't already know. If you don't move in & live there for 2 years (to establish it as primary residence) the IRS will take you to the cleaners (& a lot of your profit)

    Yes. Snowboarding. I overshot a tabletop bad. Cleared the landing ramp completely. So basically fell 25 feet and boom. Compression fracture.

    Realizing I'm buying in high, but that's OK. I want the market to take a nosedive again, too. We'll be sitting on enough cash to buy in low to a second property and then rent it out. The short game might involve a pinch, but the long game is what we're focused on.

    That sucks, sorry man. I did something very similar in college hitting booters up at boreal at night. Fell out of the sky. Ended up dislocating my pelvis.
