    We will see. There predictions are usaully off. But we are do for are 10 yr flush. The rivers need flushed out. Hopefully it wont be to bad.

    No, not mandatory flood insurance, and our lot and house are decently higher than street grade. The low spot is several blocks away in the middle of the park. I've been working on flood planning for the last 3 years, so I'm kinda obsessing. Flood management systems can fail. I just filled two 7 gal jugs of water and got out my camp stove and some other stuff staged in the garage, checking all my flashlight and headlamps and such, and thinking about where my evac route is and where we could stay up in the foothills if we had to bug out.

    Yeah, I thought of that, and yours is more flood capable than mine for deep water (and curbs), but I also began thinking that in the potential chaos of an emergency evacuation or situation, would I really want a trailer behind me when trying to extract us form general population clusterfucks.
