    Yeah, most of my extended family are in rental real estate on the side in one for or another.

    One brother has bought a few duplex to fourplex units and does decent steady returns with a few minimal hickups here and there.
    Another brother does flip and sale and flip and rent to own on the side. Great returns but really high risk.
    And my cousin is doing the shadow investments. Basically investors will pool in enough money to purchase a large destressed apartment complex, renovate it and then sell it off and split the returns. This is the least risky but you need a lot of cash and it gets tied up for a while before returns hit. But the return seem really favorable.
