    You HAVE GOT TO DO THIS Keakar!! Build the ultimate 2016 Tacoma/Yaris mobile!!! That would be so freaking awesome. I am totally buying one if you do it. What would you call it? Tacaris? Or maybe Yaroma? :laughing: We should contact Toyota and pitch your idea!! :D We'll draw up some plans and get a meeting with the head execs - I can see us up there explaining it to them now in some giant boardroom. :laugh: For some reason, I picture a lot of them looking at us like this: :eek::eek::eek::eek::eek::eek::eek::eek::eek:

    My only request is - can you make sure the gas and brake pedals are designed like the Taco's and not like the Yaris? :laugh:

    Uh oh TW. Now we're house hunting. Be scared, be very scared. You saw what I was like buying a vehicle. Imagine how much over analyzing I'll put into this one :laughing: Prepare for charts and graphs people. :laugh:

    Really though, we are realizing we just don't have a suitable space to build a garage. The logical places to put one wouldn't work because of being a tad over the line with the setback laws. And the non logical places would seriously compromise our backyard and make it a really funky layout. A 2+ car garage would make the yard damn near disappear, and even a 1 or 1.5 would seriously hinder it - and I know we'd be wishing for a larger one if we only built a 1 or 1.5. Plus I'm tired of the racoon battle. If we are outside city limits we can legally shoot the bastards if they try to mess with us!! :D

    And mostly because we enjoy doing home improvements more than just about anything, so it sounds super fun and exciting to start all over again turning a cosmetic fixer into something beautiful. In this house, we installed hardwoods, built an arbor, rebuilt the fence to be way nicer, wood closet organizers, built in desk/shelving in office, took out a wall between kitchen & living room, tons of landscaping, built in workbench/shelving in woodworking shed, refinished cabinets, built a garden shed with concrete floor, just did those big cedar privacy gates, lighting, paint, appliances, a billion misc. things......all a ton of fun. But we've outgrown the place and run out of fun projects. A bigger property that we get to do all that kind of stuff to all over again sounds super fun! :woot:The uglier the better when it comes to cosmetics. Makes it that much more satisfying to rip out the hideous colored carpet or horrid floral wallpaper, right? ;)

    A fixer with an acre or two, or even 1/2 acre would be nice - at least enough space to build a large garage/shop and still have plenty of yard space. Or maybe we could find a place that already has a garage/shop :D Thinking this spring could be a good time to go for it. Which allows me PLENTY of time to over-research the crap outta our options between now and then. :laugh:

    All in the name of creating a place to take good care of the Taco. ;) :taco::burnrubber:

    I think your only smart move is to move in next door to "k" so you have a shop next door with all the tools you ever need plus someone to work on it for you, AND he can help you build that garage too :thumbsup: win win win and score!

    Almost anyone r is welcome to use my shop...as long as the tools are put away, the floor is swept and case of beer or a nice bottle of booze is left for me to find.

    Funny story. My brother in laws brother asked if he could use the shop to change his transmission. I said no problem, just sweep the shop floor when you are done.

    I go out to the shop a few days later, expecting to see the shop floor dust free. Nope. The stupid fucker just swept in an area that would have been where his truck was sitting.

    Needless to say, every time he needed to use the shop, it has been mysteriously full of my projects.

    bilstein set at 1.75, Racho 5000 rear with 4 leaf kit, floor mats, high lift jack, pull hook in hitch, bed rail corner braces, severe duty brake pads and devil horns on the grill....
    We built a shop when we bouht the new place and put over 100k into it...with underground electric, site work, 12k just in concrete. The actual building kit with install was only 27k. Be careful of the rabbit hole. Things get strange when you build the shop of your dreams, and then you find out it is way too small.

    We are contemplating flushing our water heater today. Is that newsworthy? :laughing:

    Seriously though, anyone ever done that? We never have and have lived here 10 yrs. I recently read you are supposed to do that annually. Ooops. We're going by a book I read, sounds pretty straightforward. Just a little nervous because of the whole "if it ain't broke don't fix it" rule. Would hate to wind up reporting a broken water heater later today. Fingers crossed all goes well! :D Hope you guys are up to more exciting things than this!! :laugh:

    as long as the valves are good and no clogs, issues should be minor.

    City water or well water?

    City water will be no big deal. Stick a hose on the tank drain valve, drain a few gallons of water/sediments. Just hope the drain valve will reclose and not drip. They are usually crappy plastic valves.

    Well water will have much more sediments. Hopefully the water is softened before the water heater.

    All went well. We have city water. I think we have a crappy plastic valve though, because Eric was bitching about fighting with something that was a POS in there! :laugh:

    this is one I would not do, its recommended you flush them because gas water heaters have rust inside them that builds up over time and electric water heaters can get the lower heating element submerged in buildup if you have really dirty water or well water but its still something I would just leave alone because 8 out of ten people I know who flushed theirs, had issues and had to replace the water heater soon after because they flushed it. add to that it takes 5-10 years to build up enough sediments to equal enough to even make a difference by flushing and most water heaters only last 10-15 years anyway so its just not worth it.

    here is the deal, if its gas then flushing can remove rust and sediments that collect in the bottom of the tank but these same sediments cover and slow down the rusting of the bottom of the tank and removing them can actually make the tank rust through and start leaking sooner then if you just left it alone.

    I have replaced water heaters filled 25-30% up with solid rush gravel in them and they worked fine to the day they started leaking so this is one of those things that the rule is more of a law, don't fix it if it aint broken or you might make it break.

    but I see its already done now so hopefully there will be no issues.
