    Just roofed my parents house. We went with 35 year architectural shingles, 3 pallets cost about $2200. We are lucky and the 3 tab was still good underneath so we said screw the next people who have to do it and just went over them. Just need to buy longer nails is all. Used an air nailer and got it done in about 3 days just my dad and I. Guess who got stuck carrying the 90 pound bundles up himself due to my Dad's bad knees.

    Previous original owners had laid Cedar Shake shingles,,overtop of repair job 3 tab here and there,,of which laid on top of the original old rolled roofing. It was a pain to remove. D-handle snow shoveled it all off,,then started pulling nails and fixing plywood sections. That was just the prep.

    The whole house was Western Red Cedar Shake at one time. Really nice when new,,but a pain in the arse to take care of if you want it to last and look good.

    Cedar does look nice but yeah that would be a lot of work to keep it up. Someone I know spent $30k-40k on their house to have a slate roof put on. I Know it lasts for a long time but I don't think the cost is worth it especially since you can not tell it is slate unless you are close to it.

    Got a couple of pieces of drywall up, hurray! I basically stepped back and did my own thing while Eric took a stab at cutting the first few pieces. When I came back, there were a few pieces up and they looked pretty darn fine! :D

    But didn't get nearly as much done as we'd hoped. Got delayed by a washing machine project. It was time to either deep clean it or replace it, so we opted for the cheap route, of course. Disassembled the entire machine, scrubbed all of it's parts down, and now it's like we bought a new one. Working great! :D

    Also got delayed by an issue with the new gates. Already sagging from it's massive weight and all the rain we've been getting. Had to move the latch hardware around to allow it to close properly again. I knew that would happen eventually, but so soon? That thing is only a couple months old! Pretty sure it's just the wet weather, so I imagine we'll be adjusting it every spring and fall......gosh I love rain :rolleyes:

    Although, one upside of non stop rain: somehow the rain removes some of the guilt of eating all the good stuff - cheesy yummy comfort food type stuff, my fave! :D Made white chocolate brownies this weekend :hungry:. Today, the plan is crockpot beef chili, which will likely be served with grilled cheese and whiskey 7's for dinner. :cheers::hungry::hungry:

    Also considering getting estimates on a new roof. All this roofing talk is making me worry a little about ours, especially in our climate. Seems like it'd be a wise thing to be proactive about in this climate! When it rains here, it RAINS. We had a small river flowing down our street for the better part of the weekend. I know it's at least 10-15 years old, and I think it might be more like 18. Gotta look into it's exact age too. How do they estimate the cost for a roof - is it based on the square footage of your home, or the surface area of the roof, or ????

    Yup, The monsoon season causes stuff to swell and sag, so your gate is probably just settling a bit. The inner garage door that stays dry swells a bit just due to the moisture in the air. The door seal squeaks when it is shut then.

    We really need the water tho', all the reservoirs are still way low. Backyard burning ban was lifted about a week ago for around here. Was out in the woods yesterday and even after all this rain,,it's still really dry in places. I could do without the deluge downfalls, but it goes with the territory.

    Grazing due to the grey,,it happens,,lol. You can rationalize it by saying it's your winter layer for extra protection. I gave up and just enjoy all the good/bad foods in winter,,with certain restraint.

    They just do a walk-around with a 100' tape and figure out your square footage for the roof. The quote usually stacks on stuff like plywood roof sheets that might need replacing if rotten. Roof vents get worked in there, Flashing work around chimneys (if you have one), good clear vent blocks on the edge of the rafters, cleanup and carry-off after the roof job is done, some work in new gutter work if they see a problem, ect, ect.

    or........ you do what I recommended in the first place and put a wheel on it to carry the weight so it doesn't sag :boink:

    I prefer these over the spring kloaded ones because the springs go bad and then the gate sags again so get the solid type like this:

    A wheel was in the plan. Not sure why it never happened actually!! :laugh: Although I do wonder whether it would work well since it'd be rolling over the gravel driveway. You think it'd glide smoothly enough to work OK over the gravel?

    its an 8" wheel so yes it will roll on dirt/grass/gravel but the gravel needs to be packed down and not loose.

    its also fine if it doesn't touch when gate is open, the idea is it needs to touch as the gate is within about 24" of closing so it lines up and the weight of the gate is supported by the wheel and not hanging on the hinges 24/7.

    So true, we needed this rain badly. But for f@#*'s sakes, can we get some in between time?!?!?!? Seems like it skipped straight from scorching hot and way too dry to total monsoon. What happened to the off and on rain season we normally get this time of year? Usually you can watch the forecast carefully and squeeze in some outside stuff on an occasional dry day this time of year. Eric was swearing his head off all weekend - every time he needed to make even one stupid little chop saw cut, he had to trudge through the monsoon back and forth to the shed. Gotta get an attached garage or basement workshop in the next house for sure!! Basement workshop would be the ULTIMATE. Just zip downstairs for anything you need, sweetness!! We'd make sure to build a basement bar near the basement workshop too ;) Although I haven't quite figured out how to avoid sawdust in the whisky!! :D

    Beef Taco Chili in the crockpot. Weekend bathroom remodeling tools tidied up. Time to head to one of my two fave stores - Costco! I never bother eating lunch when I go there - they always have 5 billion awesome samples!!!!! Wonder what's on the menu today :hungry: The smell of that chili cooking is making me HUNGRY!! :D

    Of course. The one time I rely on the samples and go to Costco completely STARVING, they have only two stations set up. Usually there's like 10+!!! Thought about being a real ass and going back to each multiple times, but then decided I'm not quite that big of an ass. Almost, but not quite.

    They had a single hole faucet on sale for a smokin' price that I think will work with the new IKEA sink we bought, and look ten billion times nicer than the crappy IKEA cheapass faucet we bought for it. I ♥ Costco. A lot. Almost as much as the Taco!! :D Although the parking wars are another story. Almost got killed by 10 different people just trying to park!! Geeze. Guess everybody else loves Costco too. :laugh:

    OMG that chili smells soooooooooooooooooooooooooooooooooooooooooooooooooooooooo good. Is it 5 yet? Is it 5 yet? :hungry: :proposetoast:

    Thinking seriously about taking a little drive out past this house in the country we found for sale............it would be pretty much perfect for us from what we can see in the ad. ~1/3 acre, 1.5 car attached garage PLUS a shop in a separate building, small but cute little house with tons of potential (needs cosmetics badly), all in a really pretty country setting yet a semi reasonable commute still for Eric. And it's affordable. If the bathroom was done and this house turned out to be legit, I'd go for it NOW. That attached garage makes me drool. And the potential I see in the kitchen to make it something gorgeous, with a view out the kitchen window into this beautiful rural setting = paradise. Damn bathroom. Gotta get it done ASAP!!!

    Snugtop cab high canopy.
    People working at Costco told me they never buy lunch. Eating the samples keeps the people passing them out employed. I've stood by a sample station and eaten lots of them and talked to the person giving them out, they are paid to give out samples, they don't pay for the samples, they don't care how many you eat as long as you're polite and let others have some. And I've actually bought the stuff I sampled a time or two.

    Hee hee hee. Alright, if you're admitting it first, fine. I'll admit it too. I've taken more than one of a sample sometimes. :eek: :laughing: While chatting with the super cool people working the station. You're totally right, they could care less if you take a bunch - in fact, this one guy is always encouraging me to take more, more, more!! :laugh: And it really is awesome that you get to try things that way, before committing to a giant 1,000 pack of whatever it is. I've definitely found yummy stuff that I probably wouldn't have bought otherwise that way. We love their veggie burgers - that's one I would have assumed I didn't like, til I tried the sample! They have quinoa and spinach in them, and it just sounded too healthy to be tasty to me. Wrong!! Although we generally load them up with bacon, cheese, onion, mayo, giant hamburger bun, fries on the side........so not sure how healthy it winds up being in the end. :laugh: But they sure are good!! :hungry: Have you tried them? What's your favorite food from there?

    why the hell did you start a bathroom reno when you want to move?

    if your going to redo the bathroom prior to selling then pay a contractor to completely finish it professionally in one week, then sell the house

    never invest your time and money in a house unless you are keeping it, the new buyers will want to tear it all out and redo it their way anyways.

    It really needed updating. The laminate counter, the old sink, the crappy old fake wood laminate floor. It was crying for help. We couldn't show the house like that. The rest of the house is nicer than that (although the kitchen counters are kinda lame too!), plus it's the only bathroom. I think if we keep to the low amount we are investing in it, it will be worthwhile. No one wants to buy a house with a seriously old looking bathroom. Nothing fancy happening here, just some low cost updates. And our elbow grease is free, so no way would I pay a professional!! Plus it's fun to learn! Will be worth it in the long run I think. Plus, if our plans to move fail for some reason, at least our bathroom will be a little nicer for us!

    Sun came out! Heading to the park, sweetness!! Dolly's gonna be stoked! :) Squirrel season!! Better prepare to have my arm ripped off.........:rolleyes:

    well if YOU were buying your house you would be happier to get it as a fixer upper and do the bathroom just how YOU want it? that's all im saying to think about with your pocket door and special counter top expenditures.

    if it really was that bad then I can see doing it but just throw in a cheap prefab lamanant counter top or vanity sink top from the box store and be done with it. i don't think it will sell the house faster or for any more money since anyone buying the house already is doing it with the idea to come in and redo things, so saying "we just redid the bathroom" means nothing to them emotionally or financially

    Don't worry, we know what we're doing. That pocket door was desperately needed in there and was well worth it. It made the bathroom seem twice as big. I know we'll easily make our money back on that and then some. The other updates in there too, I think. We're keeping this bathroom project around $500 and lots of elbow grease. I know it will drive our value up.

    Just called on that perfect house in the country to find out if there's anything wrong with it, beyond needing cosmetics, just to get an idea of whether something like that, for that price, is for real, or if there's a catch - so we have a better idea of whether we can realistically get what we want when we're ready to go for it. She's gonna get more info for me. I explained that we probably won't buy it, because we aren't ready to list ours yet. She hinted about how we could make an offer contingent on the sale of our house........wonder how fast we could get the bathroom done.....:)

    Anyone here on well water? Septic? Any pointers on what to watch out for? I've never lived somewhere that had either. No clue what's what with either....

    I've been on a cistern and septic field. You won't be able to tell there is an issue with the field until there is one. You can check the settling tanks but unless you know your shit, yes that's a pun, you won't be able to tell if they just need to be vacuumed out by a truck or if you need to fix an issue with the tank.

    It's fairly rare for a house to have septic field issues until it really has an issue. Just look at the grass around the field. If it's nice and green compared to the rest of the lawn it's working properly. The housing inspector should catch any tank issues.
