    My sears mower with stock Honda engine only cost $200 CAD. I bought it on sale a long time ago. A new Honda engine was worth more than the assembly IIRC even back then lol.

    its safe, there are no injectors to worry about lol.

    take blade off then remove 4 bolts and engine just falls out and you can do it all in 5 minutes, its easy

    Keakar, why would you prefer treated city water over well water? Your statement about well water being no bueno and leaving stains and such isnt really correct. Now with that said i have seen and been around some peoples well water thats "hard water" full of iron, sulfer and other minerals that affect taste, color and such. But that is totally a case by case thing affected by well depth, geographic location and so on. City water is totally full of softening chemicals and chlorine to aid in disinfecting. Tastes like pool water almost to those of us that are around nice crisp pure naturally filtered and disinfected clean well water. Being there in Louisiana at low elevation i bet well water in your area is prolly kinda nasty though most of the time im guessing??

    On the well topic - we stayed at a place in eastern Oregon that clearly had some problems with their well. The water was brown tinged and kinda gross smelling. We read a bit about it (it was at a house that we really wanted to like and stay at again- was in a great spot) and our best guess was it's something to do with the huge numbers of cattle in the area. Gross. We went all 3 days we stayed there without showering, which is also gross but less gross than bathing in possible cow poo tinged water. From the little bit of reading I did on that situation, my impression was that a wide variety of problems can happen with a well. Stuff I would have never thought about seems possible when it comes to well problems. Weird yuck stuff that seems nearly impossible to fix. Water table stuff, and water is a powerful force.

    Is there any kind of semi standard maintenance schedule for all wells?

    Are there people that specialize in wells only that come inspect them when you buy a house?

    It just seems like a terrible thing to have a problem with - that it could get expensive FAST if you had well problems and you really would have no choice but to fix and pay - gotta have water. I know the dude that owned that house I mentioned was not happy to hear the water was still looking nasty. He thought he'd tackled it with some fix relating to the water heater.........my guess is his problem was much more expensive than a new water heater.

    if the surface water is contaminating the well in the rental house, time to leave and NEVER come back...

    What is often done is to pour a jug of bleach down once a year and let it sit for 24 hour for the bleach to work and dissipate. Bleach will only affect organic contaminants, not mineral. One house I had, the water was yellow and smelled of sulpher, and that was in Yellow Springs!

    Yep, agreed. Without even knowing anything about wells, we quickly decided we'd never stay at that house again. Which really sucks because that area has very limited vacation lodging and that was an awesome place otherwise. Too bad. But that experience made me think, geeze, I'm glad we don't own this place, I would not want to be dealing with that problem!

    @koditten , how old is your roof? How is everything going with that project? Is it being done next summer? Do they even replace roofs in winter?

    We were seriously thinking of trying to sell our house this summer (to get something with a garage! :)), but I just realized our roof is 18 years old. It's asphalt shingles, one layer. No issues or leaks or visible problems at all, but I thought about your issue with insurance and did a little research. Read some articles/forums of people unable to get a homeowner's policy on a house they want if the roof is xxx years old. Can't really find specifics but now wondering if we need to eat the cost of a new roof before we can sell this house.

    What do you (and others) think? We are doing cheap/minor fixes to spruce up the house and be sure it's generally in good shape before listing it, but I'd hate to dump significant amounts of $ in just before moving. But, if an 18 yr old roof is going to create problems selling it, it might be the lesser of two evils. Would hate for that to snag up a transaction at the ninth hour, with a new house lined up and waiting. Plus, I think of my attitude when house shopping - I probably wouldn't want to buy something that needed a new one anytime soon, because I want the freedom to spend our money on the fun cosmetic stuff at comfortable intervals, instead of on a huge lump sum PITA maintenance item shortly after moving in. I imagine plenty of others feel the same when home shopping. This is a tough call.......

    Should we pay an inspector to evaluate it, and the rest of the house? I'm concerned that free quotes from roofing companies could yield recc's to replace it :evil: ASAP if ya know what I mean....:rolleyes:. The kind of recc' that is based just a little on actual condition of my roof and A LOT on their boat payment :laugh:
