    one way or the other you are going to pay for that new roof, either YOU put it on at the best price, or the buyers will insist you lower the price enough to cover a new roof and those estimates are usually a little higher then actual cost just to be safe. you decide if you want to gamble but it will always cost you less money to replace it then to hand over money for the new buyer to do it because they will estimate the price for the most expensive roof.

    best thing is just have a 25 yr roof put on it now, then next year there will be no questions at selling time.

    Thats a lot of questions.

    I have no idea how old the roof is. When we bought it 8 years ago I knew I had roughly 10 years life on this roof. In all honesty, I hated the color of this roof. It shows the stains from leaves really bad. I'm not upset that the IC is forcing a replacement. It was due in the near future and I have been budgeting for its eventual replacement.

    I'll most likely tear the old roofing off myself. I'll hire out the roof. The pro's can do a roof in 8 hours. I don't have the man power. It would take me a month by myself. I'd rather pay someone to do it and have my time to do stuff I enjoy more.

    Its funny that you all chimed in to the thread. I was just sitting down to have a beer on my new deck. I was intending to post up a couple pics to keep the thread viable.

    You can see our new raised strawberry beds, too. The short one near the deck is getting removed in the near future.

    That second pic was a "stylized" pic by google. I'm a google tester, so they are always throwing weird shit at me.

    Have you guys got smart phones yet. They are awesome tools.

    I'm a working professional. I have two. An iPhone 5s and a Sony Z3 :p. The iPhone is for company use and the Sony is my personal. I prefer the Sony for it's waterproofing, dust proofing, and general operation but it's hard not to say that the iPhone is a bit more intuitive. I prefer the Android myself because I do a lot of computer work myself and like how open it is for customizing plus how Google chooses to run it.

    I hate it too. I have to replace all of the rungs on our deck because my puppy chewed them.

    Oh, and then I have to build a new bathroom this fall too.:violent:

    No smart phones yet. Eventually we'll get around to it, but the focus for now is the bathroom project and deciding if we want to do any other improvements - whether selling or staying. Lots to consider. Might get a quote on a roof to see what we'd be in for.......how did you choose who to use?

    What's new with all your Toyotas? How's everybody doing?

    There are people without smart phones :eek:. Even my tech illiterate dad uses an iPhone :p.

    My wife and I are waiting for OT payout money to come in tomorrow. We'd like to buy our bathroom ASAP, store the pieces downstairs, and work on it as we can with a completion date sometime this winter. We are going with a 60" vanity in a spot where there is a 70" counter right now but we are going from single sinks to dual sinks which should help our homes value. I'm looking forward to the plumbing work because this time I'm going to do it solo and I'll do it all with sharkbite fittings which are a breeze. I might do some plex, but I still prefer copper. The tub I installed last year because the old one was literally rotting and we will go with an all porcelain toilet. The old shower, rinse basin, and toilet were that terrible looking off white so this time we are going to all white. I'm thinking about getting those fancy open top taps that look like a waterfall to really give the bathroom a modern look. Right now she is pulling off the 1980's flower tile and it's funny to see what it looked like before it was painted over.

    The Tacoma is okay. I have a leaking shock on the drivers side and the truck is riding with under an inch of lift due to all the mods I've done. If there is enough money leftover from reno's, which there should be, I'll be buying real coilovers and aftermarket UCA's. With the OR I'm doing now it's well worth the investment to go to a better shock setup for travel.

    My 'yotas are doing fine for the most part. I have a random clunk that is pissing me off! I can find nothing loose. I'm at the stage of run to failure. The clunk does not keep me from taking the Tacoma on 300 mile day trips.

    The deals for entry level smart phone s is really good now. New models are rolling out this time of year making older models a steal.

    You could always turn the place into a rental. In 8 years, the wife and i are going to need a place to stay half the year. Lol.

    Well folks I'm officially spent on this whole money thing. So the original plan on our bathroom was to spend about 1K now and then wait until Christmas, our parents always give us TOGETHER about $200 in gift certificates to Home Depot/Lowes, to spend another 1K to finish the bathroom. Then I was going to buy Coilovers ($1.1K) and UCA's (0.6K) to return my truck to the stock lift height. All would be well because I was supposed to get paid out at least $5K in OT this week after taxes and then bank the rest into our savings. Welp, it turns out I'm worthless to my company because they didn't come close to paying out my OT. I received less than half that amount. What's worse is that the wife has already started the bathroom and we've figured out that we need to do everything at the same time because of the vanity we need to use. So my OT is gone into a project that didn't even exist two days ago. All so our working bathroom can get modernized and pretty. FML. Sorry, I just needed to rant.

    Good vid. This is why airplanes require straight gasoline. You can drain the accumulated gas out of bottom of tank.
