So I have an issue arise though... sell my house like tomorrow.. or...foreclose.. yes foreclosure would kill my credit..however if I sell it for the amount I owe vs foreclosure.. I still get taxed for the house as if I sold it..

As in, you have an actual offer to sell it? Or you need to sell it ASAP? I know on some of the foreclosures I have heard about here, the parties have lawyers assigned to them...........do you have one you can ask?

No buyer.. and not behind on payments.. but I need to be gone like in a month to start this new job.. it's actually running a veterinary hospital .. I would become the office manager.. gonna be hard to make payments on something I wait to sell..

I called a lawyer and a realtor today neither have gotten back with me

 

call another realtor, and another after that, if they dont jump for you, jump to the next one

 

I would put feelers out for renting it out (if the rent charge is good enough to cover the mortgage and such)....................there have to be property management companies you can check with up there (at least to price shop what they are offering, I would self manage or hire someone to manage it)

 

Rent it out to some college age girls who may need to barter some months they cannot pay the rent.
Plus they will always call you to fix shit and can get a quickie while your are there.

 

I just lol'd too much at that...........................hahahahaha

 

That would be the route I would go if you can do it. Have to be a little handy to do fixes and stuff for renters, but you could likely make enough money to help offset your next mortgage.
