    Talked to our mortgage dept to confirm....

    for PMI to automatically fall off of a loan when the LTV hits 78%. You can request it to be removed at 80 but you would have to get a new appraisal and you're not guaranteed that it will appraise

    On a purchase it's based on the purchase price or appraised value whichever is lower. and if it was a refinance it would be just based on the original appraisal.

    So when the loan balance hits $105300 it would fall off.

    Just remember that the down payment is part of your total purchase price. So if your 8000 down was apart from your 135,000 number, then you're looking at my 114 number. If your down payment is included in the 135,000 number (so 127,000 loan plus 8000 down) then you're looking at Daria's number
