I was trying to buy the sales manager’s GX for a while. He bought it after it was traded in and she was in mint condition. Lol

    Hope everyone stayed safe yesterday!

I have a detached garage/shop. Whoever poured the concrete, poured it so the low points are at the back of the garage and shop. So when it rains steadily, water gets under the garage and shop doors and sits in the back. It's ANNOYING AF! Anyways, I've done all kind of things to prevent this, especially the shop. Gutters, door thresholds, everything I can think of. Until I busted up the concrete in front of the shop door, dug a hole and filled with drainage rocks. This has works great until there's such a heavy rain (or days of constant rain) that the ground gets saturated, then the water goes under the door and sits at the back of the shop. I've had to knock a hole in the wall (it's a concrete block building) so the water can drain.

So last night, in order to combat this in anticipation, I dug out the drainage rocks (which are now full of dirt) so there's a big hole in front of the door. That big hole is full of water but no water in the shop!! :bananadance:

Any ideas on keeping water out of the shop? Homemade french drain?

Also for the garage, I need a concrete guy to come out and cut the concrete down so the bottom of the door fits in a groove.

    And good morning! :pccoffee:

I just remembered I have an unused (old??) septic tank in between the house and garage. Didn't even know it was there until the utility company truck drove over it and broke it. I think that would make a great french drain tank!

since you’ve already busted up the concrete in front of the door you could install a traffic rated trench drain right there and just daylight the pipe to drain. Also you can wrap your stone in filter fabric so it doesn’t get clogged up with dirt, as far as your temporary fix goes.

You can do a few things. First get a drain pipe with the filter sock on it. I'd run a good 10 ft (if possible) past either side of the garage curving back around the garage slightly. Line the trench with filter fabric and fill with your drainage rock. Make sure it doesn't have a lot of dust in it like a #57 or around that grade. Then get some self leveling concrete stuff empty the garage and level it. You can then do a final thin pour of normal concrete over top of that leveling it towards the door. That way you can wash the garage out and squeegee it out the door easily. Also check the grading around the garage the more slope away from the garage the better. Especially by the door. If your door seals are good you shouldn't need the door to sit in a groove.

Just looked them up. Doesn't seem too bad. You do know they are only for 2" lift but you can get their AAL don't know how much more that increases lift or payload. It's another Aussie company. Wish the pics and descriptions on their website were a little better. Seems like they used the same spring for all their pics so can't really tell in comaparison to others.

I had the Deaver Expeditions level 3 (biggest you can get). The one nice thing about the Deavers is just the shear # of leafs with a stock arch. They use a very progressive leaf design so even completely unloaded it isn't a harsh ride. Dobinson and similar leafs get away with less leafs and a little stiffer spring but still having a decent ride with the arch compared to stock.

I think it was some family stuff not 100% sure that's just what I heard through the grapevine but I wouldn't speculate on that too much.

The garage door seal is good. It's a fairly new door and larger than standard seal. However, the the concrete isn't level left to right. So there's a bigger gap at each end of the door. The seal covers that but there's still a very slight gap for the water to get in. And since the low point is at the back of the garage, it just flows to the back.
