    Roth isn't taxed. You can pull your Roth out tax free for first time home buyers (up to a certain amount i believe). At least that's what i've read, heard, been told everywhere unless that has changed

    back when I first started on RH, I got PINS shares each time. I sold them all to buy more GME, so that was a decent return for free lol

    Interesting. I was always under the impression that if you took any money out for any reason you'd pay the associated income tax and penalty.

    We're looking to buy a house soon (scoping one out tomorrow) so that might be useful to know, thanks!

    According to a few news articles its only going up. Vaccines in pill form is their business. I know a lot of people would rather do that. If it dips back down I may pick up more.

    I've read and was under the impression that Roth retirement was started way back when to help the housing market at the time. So the main purpose was to make it tax free to pull it out to use for first time home buying. Don't quote me on that though.

    BoA has a first time home buyers loan you can do 3.5% down without PMI. But I get wanting to get that down payment as fat as possible. We did the BoA and our rate is stupid at 5.something%. Once we hit that magic 20% sweet spot we are refinancing to the lower rates.

    Weren't you military? Ever deploy? You could have used a VA loan, 0% down and no PMI...

    Not long enough to qualify. There's a minimum active duty time. Screwed up my hips and was given a general discharge. Working with a VSO to try to get covered under the VA since I'm still in pain 8 years later.

    Man, I do not know what I would do if the VA treated me like that when I retire... Hopefully you get some benefits soon.

    Home Loan Guaranty. VA’s Home Loan Guaranty Program connects National Guard and Reserve members with home loans that have favorable terms. Private lenders provide the loan, but VA guarantees a portion of it, allowing lenders to provide benefits such as no down payment or mortgage insurance premiums. To qualify for VA’s home loan guaranty, you must meet one of the following conditions:
    » Served for 90 days or more on active duty during a wartime period, OR
    » Were discharged or released from active duty for a service-connected disability, OR
    » Have six years of service in the Selected Reserve or National Guard, AND
    › Were discharged honorably, OR
    › Were placed on the retired list, OR
    › Were transferred to the Standby Reserve or an element of the Ready Reserve other than the Selected Reserve after honorable service, OR
    › Continue to serve in the Selected Reserve

    Ah, that makes sense. Training injuries in first year usually just say "you were never really in the military" when looking at records. No offense.

    Pretty much. I was on crutches for 3 months, Xrays, MRI, Bone Scan, never told me what was wrong. Was on profile so long they were threatening to recycle so I begged to get off profile so I could continue training, my PT scores went downhill from there unfortunately. I'd still be in if it wasn't for this.

    how close are you to the 20%?

    i just refinanced, albeit its on a 2 year old loan, and we went from 4.75% to 2.99% and will be saving 98k over the life and it cut our PMI by half from almost $90 down to $35

    we had the closing added into the loan and we'll be break even after 4 years
