It absolutely does. Thats additional capital you can access through a re-fi. Higher property tax and insurance costs. Greater value left to whoever you bequeath to after passing. Higher rental gross should you ever decide to let it out.

Not interested in re-fi, and very few will be if we get rates back where they should be. I don’t care about the value when I’m dead, and if I rented it, that means I moved somewhere else and paid a premium for it, so wouldn’t care about that either. So nope, doesn’t matter
