    450k loan (so ballpark 500k house I guess). Payments are about 45$ a month higher, total interest about 15k higher.

    Nice. We could have gone for a 15 or 20 when we did our refi in Jan '21, but we stuck with the 30 and we can pay more aggressively if we want. But with 2.625%... it doesn't really make sense to be more aggressive than paying on the schedule, any extras just dump into investments and we're better off.

    Additionally note that a $500k house you would have to have 20% down (~$100k down with a loan of ~$400k) in order to qualify otherwise you would also be paying a second mortgage or PMI; actual loan of $450K would be a home purchase with closing costs of around $575k of which the actual down payment would be around $115k.

    Yes that $45/ month will disqualify some on D2I ratio. I am not saying that they are not similar, but they are not the same. I think almost any home owner would be happy to have an extra $45/ month not paid to a bank. In essence you're giving the bank $500 each year for that 0.14% interest rate difference.


    I find numbers fun, so exercises like this are always fun to discuss? :der:

    Lol. I'm going for the pumpkin smash race. I had a coworker who taught me if you feel like your kids are being stupid go to the speedway for the monster trucks. You'll come out realizing oh damn my kids got a shot.

    495/95 isn't too bad other than rush hours. I typically take 95 and then swing 495 all the way up to 93 when I go north. 95 to 93 blows.

    OCT, NOV, DEC, JAN options chains all stacked. If you add in the hidden BBIG1 chain that stackedness is seriously bad for shorts if this starts to run. If you look at this weeks $1 calls the delta's only at .48. Gamma is off the fucking charts at 2.89. Not only do shorts need this to close under $1 Friday but the MM's do as well. 12.2K $1 calls and 14.8K $1.50 calls. They can't let it get away from them. But it just might. lol

    Pretty much. Top Bolinger Band is $1.11. Lower band is $0.88. I doubt it goes below but if it breaks the upper band the next resistance is $1.25. If it breaks that there's gaps needing to be filled at $2.10-$2.35, $3.50-$3.75, $4.40-$5.00 and a tiny gap at $7.50. It will take months or more to fill all those but they will fill.
