    This is why I'm keeping the house in the divorce, among other reasons.

    My ex has basic financial literacy but essentially no economic literacy. She can handle a check to check household budget but that's about it.

    I don't think she realizes she just turned herself into a lifelong renter.

    Real estate is hyper local.

    RE in the Detroit metro was shitting the bed all through the pre-2007 boom.

    Prime NYC real estate has never gone down a meaningful amount ever.

    Population may see decline in the next couple generations, but I would bet good locations continue to appreciate, if only more slowly.

    any recommendations/experience with business credit cards?

    wife is starting her own small business and will be getting one, but we dont do much with credit cards personally. her expenses will mostly be fuel, vehicle maintenance, mostly small expenses. probably wont ever need more than 10-15k

    so far we looked at the BoA customized cards and Capital one Spark

    ETA: i come here seeking financial advise because i've never been lead astray by you bunch, solid financial advise throughout the whole thread

    Anything with unrestricted cash back is a great idea, because you're getting cash back on a tax write off.

    However...

    Do you expect this card to ever carry a balance? Businesses often need to use debt to float liquidity month to month. If so, talking to local banks and credit unions is a good idea. One of my credit unions, I have a Visa with them, 10k limit, fixed 9.99% APR. Yes, fixed. And I'm just a regular ol' private citizen.

    Your locals might have some very friendly numbers for CC/Lines of Credit for business use.

    possibly in the beginning when she starts buying office/computer stuff, but that will be paid off during the 0% interest period most likely. she does have an account with a state credit union. i didnt even think of checking them out but i will now.

    :spy: I'm just outside of Providence, in the suburbs. Boston is getting too big and too expensive, they're expanding down to here. Plus with connections to NYC, Boston, and Hartford easily, I give it 10-15 years before Providence is booming. They're already swarming the luxury apartments and condos now :jerkoff:

    I don't care how much of a corporate shill it makes me sound, I will take ANYONE over B of A and Wells Fargo, but I've had great luck with Capital One. My only issue with them is they don't send pending transactions to Mint, so some days later one will hit and it's like "Ohhhhh I forget what that one was..." But for a business card should be fine.

    Everyone Else: I'll deal with the BS I guess.

    I've heard some bad about chase banking, but most of the stories sounds like coming from someone who doesn't know anything, and are likely leaving out some key details. I've had a chase card as long as capital one, no issues. Only reason I am closing it is because the capital one gets better benefits, and we're trimming the herd.

    Then we aren't trying hard enough.

    I use Cap One for my everyday banking, no complaints.

    For CC's I have consistently had the best experience with Citi, especially from a customer service perspective.

    I haven't had Citi before. Cap one has been fine for CS too, no complaints. Amex has been good. Chase haven't used. Discover haven't used. No big deal up or down on any of them in my book.

    I have localCU, Citi, Discover, Cap One for CCs. All fine, Citi's CS and fraud prevention noticeably better than the others by a country mile in my experience.

    Good on you. I sold my home last year and downsized to a very well constructed cardboard box that my folks let me keep next to the shed. It even fits under the roof overhang and fits in the truck so I basically have a mobile home. I then proceeded to invest everything in SVB

    5.0 vs 5.2 expected.

    0.1 MoM.

    The lag from housing is starting to clear. Pretty soon people are going to realize we're at ~2.0% already. It's been obvious in the MoM numbers since last fall.

    Between this and the banking instability, hikes are done.

    If you're gonna buy bonds or bond funds, nows the time.
