    So today my spotlights showed up. No wiring harness, and not even all of the wires I'm going to need to set it up.... So. What wire will I need to buy, relays, and all that.

    I accepted a new job today in Rosemount so I am officially living in Minnesota again! It's going to be nice to be back. I'm living with my parents for a while until I can find a place I want to rent or buy. Hopefully I can meet everyone at some point. I don't have a place to park my truck up here so I probably won't be doing any wheeling for a while.

    It will depend on if I have my truck up here by then. I only have room to park my car here so my truck will stay at my apartment in Iowa until that lease is up end of July, or I find my own place to live that is affordable by myself.

    Hey guys, not much action in here, but...

    Does anyone know a structural engineer that might do a favor by chance? I'm looking to purchase my first house south of the cities and it's a fixer upper. The foundation has some sinking on a couple corners of the house. I want to get it checked before I consider signing my life away, but as usual I don't want to spend a lot on inspections and whatnot if I'm not going to buy it, if I don't need to. So I figure I should reach out and see if anyone knows someone that would do a cheap or maybe even free unbiased inspection for me. The house is in Dundas.

    If you can find someone here who is qualified and will do it cheap or for free, that's awesome. Generally, you make an offer on a house and make it contingent on the results of an inspection. Then you ask the owner to make any reasonable repairs (or kick back an allowance to cover the repairs) for issues discovered by the inspection. It's essentially another negotiation after you've already negotiated the terms of the purchase. If you use a cheap inspector who misses some important stuff, well, you're screwed unless you can prove the previous owner knew about the issue(s) and intentionally did not disclose it to you. Since you've already identified some problem areas, that could be cheap or expensive to fix, you might consider hiring a good inspector before making an offer on the house so you can include any allowances for repairs in your offer. The few hundred you spend on a decent inspector now could save you thousands. You already know there are potential issues, so don't skimp on the inspection.

    Also, in my experience, any realtor that shows you a house is considered a seller's agent. Even if you have a specific agent that shows you lots of houses over several weeks, that agent is always looking out for the interests of the SELLER.... UNLESS you specifically make them a buyer's agent. A buyer's agent is looking after your interests. Often, when your agent calls to make an appointment to see the house, homeowners and even other real estate agents will tell your agent things about the house they won't tell a potential buyer, thinking your agent is a defacto sellers agent. Things like, "take them up to the attic first, we found a family of dead racoons and some recent animal droppings and the Febreeze only kills the smell for about 30 minutes. And we still don't know how the animals are getting in there. I'll spray just before you are scheduled to get here." or "We're asking $149,500, but this is the second time we've listed and we really need to move the house, so we'll go down to $130,000." A buyer's agent will pass that information along to you. A seller's agent will not.

    Sally Mae owns the house. They know it needs a lot of work and is priced accordingly. They don't have an agent trying to sell it. No one has lived there since 2012. My agent, a long time family friend who we do a lot of business with, showed it for me and is completely on my side. She has dealt with Sally Mae several times and knows how to get a good deal. She also wouldn't steer me into a shitty situation so she knows all the proper steps to take.

    I'm still deciding if I even want to pursue it further. It could be a giant turd. It's listed at $40,000 but my realtor thinks I could get it for $25,000 or less. It has some updates inside and things, but the foundation and roof need done immediately. It would be some work but it's valued at $130k if it was move in ready.

    At $25k to $40k, it may very well be a giant turd. On the other hand, at that price, you can afford to do a lot of fixing and still come out way ahead. But you need to know just how much fixing it is going to need, and for that, you need a decent inspection. If you have a place to stay while the house is being fixed, and if you can arrange the financing to buy it and repair it it could turn into a sweet deal in the end.

    Let's say you get the house for $30k. You do the roof for maybe $8k (I don't know the house, but you get a lot of roof for $8k) probably less. The foundation turns out to be a disaster and you spend $20k on it. You now have a $130k home for $58k. It already has some updates, kitchen and bathrooms are the biggest return for the buck, so let's assume the rest of the house just needs some paint and new flooring, maybe $5k. that is $63k for a $130k house. If you want to remodel a bathroom or the kitchen, figure $5k for a bathroom and $10k -$15 for a kitchen. That is still $83k for a house you could flip quickly for $120 to $125) especially if it is in a good neighborhood.
