    Pretty difficult actually. There are only 200 houses on the market and I've only found 5 I would consider visiting.

    Oh wow thats a limited market, it takes time to find the right house for sure, I know i've moved enough times and never found one that perfectly fit us we've had to do remodels on everyone we've had.

    Yeah that's the problem, I don't have time.

    In the last 2 years I've completely redone the kitchen countertops, the bathroom floor and shower, installed a sprinkler system, and then the closet. And we have repainted every room in the house.

    I need more room. plus driving around town in a standard is really getting annoying :facepalm:

    I need something with a full backseat and more tow capacity.

    Just watched a commercial for Toyota of Plano saying every Tundra was $10k off MSRP.
    Have you looked at a 1-2 year old 4 runner?
