The mortgage rates are crazy right now, but not as crazy as all those suspect loans that lead up to the meltdown. I remember gimmicks like 30 year loans with interest only payments for the first 5 years, then ballon payments after, loans to people who really didn't qualify, plus other dodgy loans.

I got lucky and got my house (standard 30 year VA w/no PMI) before the rise of property value that preceded the crash. The rates dropped really low then and I was able to refi into a 15 year at 2.6%. Enough of an interest drop to make my new payment the same as the 30 year, and it lopped years off the loan. I'll have it paid off by the end of next year. Not the best financial move, but the feeling of security is worth it.

We are in southeastern part of KY, about 40 miles north of the KY-TN border. I looked it up, the "official" Bourbon Trail is in the northwestern portion, around Louisville. Only about 140 miles from us, and we do plan to go probably next spring or summer I've actually never had Bourbon in my life I do, however, love some good single malt Scotch, especially those from the Islay region. Peaty smokey goodness....... yummmmmm!

Our mortgage broker told me that there is a VA "Streamline ReFi" option where you can refinance within 1 year of the original loan - for the purpose of "lowering the interest rate and saving the Veteran some $" and they will waive the funding fees. So hopefully the Fed will get back to planet earth and rates will drop a good bit in the next year, and we can refi and save some $$$$$$$$$. It kind of kills me that this place is almost the same as what we sold our place for in CA. But this house, on this much land in CA would be probably $1.5M or more........ maybe $2M, depending on location. But the home owners insurance costs are almost identical, even though the fire danger is essentially 0 here. This mortgage payment is just about $1000 a month higher than what we had in CA, largely due to the 3.6% vs 7.1% rate. And this loan principle is about $40K more than the house in CA.
