    Well my house is getting appraised in a couple hours for a refi at 4.75%. They do walk threws now... never had that before. I have a little over 20% of my original loan paid off I just hope the value hasn't gone down so much that I don't have the 20% difference. Hope all this work in the back yard pays off

    Typically, (at least in the past) they've been kinder on refi's than on sale appraisals, so you may be okay. I don't know if they've gotten harsher or not. Alot depends on the area that you live in and what houses are appraising for. The comps that they do (usually two) are important to the appraisal as well. Good luck!

    Oh and the walk-thru depends on the appraiser and the bank--I've had ones with walkthru's and ones without. And that was years ago before all this crap.
