    There's another court date tomorrow. Defendants lawyers askes the judge for an independent, court appointed investigation into Collucci. Earnings are due today the 25th at the latest.

    It's crazy...I put like $7k in a few different stocks across the market...and $VET is my savior...nearly 6x return right now from perfectly played/executed options pairs...
    For example in June the $25 Sept 2022 calls were $80 ea. They are $380 now...If you had 20 of them = $1600 cost...$7600 now. Sell 14 contracts for $5320, exercise 2 for $5K and pocket the $320 and still have 4 rolling...Basically what I did from $5 to $10 To $15 to $20...and then stopped because...well...it can't KEEP going up :)

    Gain is 280.81% right now.

    Problem's the down payment. I could theoretically rent my house out for $1600 a month. Current mortgage all-in is just over a grand. You end up paying far more over a lifetime of renting if you can't overcome the barrier to entry that is the down payment.

    Housing prices, adjusted for inflation, are way out of whack relative to wages. The affordable home for younger folks; that ship sailed decades ago.

    Median home price in my area is still over $500k. Even if you can find a "starter" for lets say $400k, monthly payment is roughly $2600. In order to abide by the rule of housing should cost no more than 30% of your income, you need to be making close to $100k a year.

    When I bought my house in 2005, the equivalency for inflation would be about $65k a year needed. I got a job out of college making $40k a year salary. Today that 40k is only $65k and you need $100k. All of that's just rough back of the napkin math

    And of course, that's assuming you can come up with the money for the down payment.

    Maybe that's why my buddy Ray started with mobile homes, much cheaper to purchase, yet get the same rent what apartments bring in, if not more, more space, yard and your own parking. I'll will ask Ray(smart dude) the next time I visit with him, I moved 4 hours away serveral years ago.

    Area dependent of course. You didn't used to get comparable rates on mobiles. That's a relatively new phenomenon, as far as I understand, driven mostly by a lack of supply in apartments/single family homes.

    starting to do the groan when i have to get out of bed in the morning. also started drinking coffee more than once every 3 months.....still no taste for the stuff, but cant deny it helps on the rough mornings after no sleep.

    Try some different varieties. Kona is very good. Sort of a coco earthy taste. I prefer to enjoy my coffee.

    Kona coffee is so good. I really like Costa Rican coffees
    But I need to find another good bean that not to expensive. I Usually drink 5-6 lbs a month

    we're at the point in many "desirable" places to live, you cant just start with a home in your mid to late 20s unless you have been planning and saving for a while, you have a good job, or get help from parents. Everyone wants a yard and a 2 car garage but unless you live in east bumble fuck in the mid west, you might need to settle for a town home or an appt, own it for 5 years, hope you have appreciated enough value you can sell it, and combined with additional savings put the equity into your down payment on an actual house. It sucks, but thats the only way to overcome the down payment barrier, unless you can get some help from parents. At this point parents should set up a house fund for their kids along with a college fund lol. Hopefully by the time the kid is 25 theres your down payment lol
