    On of my clients runs a few 300+ unit apartment complexes. He makes a good living, but is not filthy rich by any means. If he is running at 80% occupancy, its a good month.

    And he is ALWAYS having problems with evicting people. They slowly push off the payment date on their rent until they are a couple months behind, then completely stop payment all together. In this state, it takes about 90 days to evict a tenant (legally) which requires a lawyer.

    So now on one unit you are upwards of 5 months missing on payments, paying an attorney to keep the process rolling, AND still have to fill the empty unit to start making a profit again. I used to want to run an apartment complex until meeting this guy.

    That's what my taco gets on winter blend. so I just drive my diesel around after my MT swap it's been getting 17 MPGs in town and im running on bio. :D
