    I need to get a pin and welded FH swapped out for a different one. I'm like 0/6 on smiths I've talked to today.

    Only one even knew what the hell I was talking about. One said something about putting it in the lathe, which is 1000% wrong for that job.

    If this is a bubble then it's totally different than before. In 2008 they were giving loans to people with a heartbeat. My son and his wife went through paperwork hell to get approved. All of the shenanigans from the great recession were gone. But, if you plan to stay put for a while, a bubble can pop and the market return with no harm. I happened to me when my house lost $150K, but 10 years later it had recovered and added another $150K to the high.

    You only need 5% down and good credit and a debt to income ratio of less than 42%. Simple right. Yeah right.

    I wouldn’t say that’s very difficult. Budget your money and learn how to live within your means and you’re good. I’m 25 and have those covered, and I spend money on some dumb shit too.

    You gonna piss a lot of money into PMI, but odds are, if the housing market continues, the return in statistically 3 years when you sell your first home will offset that.

    Additionally, the housing prices may keep moving the goalpost on what 20% is until you cant afford it anytime soon anyway.

    If it wasn't so easy to mangle a barrel, and replacement parts if I goof it up being insane to try and find in stock right now, I'm not about to do it myself.

    However, I do need to swing by sometime and let you experience the superpower of being able to see in the dark. :D

    And don't expect to buy a mansion as a first home. There are lots of cheaper, older homes, and the people living in those neighborhoods are better people anyway.

    FIFM (Fixed it for me). Five percent down in this market is simply BS. Don't know why I said that. The way it seems to be working now is the seller's price is more of a guideline. When the buyer places their bid they have at best a guess on what the home will appraise for. So say for example the seller is asking $500,000, at bid time the buyer doesn't know what the home will appraise for. The 5% down is calculated off of the appraisal. However, to buy a home today you have to be willing to pay over appraisal.

    $500,000 asking price from seller
    $550,000 bid price not knowing the appraisal before putting down the earnest money
    after waiting 2 weeks
    $530,000 Appraisal

    so in this purely hypothetical case the 5% down buyer needs

    $26,500 down payment
    $20,000 to pay for the difference between the bid and appraisal
    $10,000 for loan fees and other BS

    Leaving the buyer to come up with $56,500 in cash, and a monthly nut of $2,500

    The PMI on a %5 $500K loan is around $100/month. That can be removed, for a fee, when the home appraises for more than 20% of the loan. In today's market that's maybe a year. If you factor in how much rent someone pays, with zero return, saving to a 20% down is silly. My last rent payment was $1,700/month. One year of rent would more than pay for 15 years of PMI.
