I understand, save, save, the price of land keeps going up, up, up.

If it were that easy, I would have it tomorrow. However, land for the sole purpose of hunting is actually a luxury item especially at $400,000. That's why I'm looking for a lease. Which is in actual fact, still a luxury item. Just a lot more cost effective.

Land can be an investment or retirement tool, markets go up and down, land does not.

    Update.
    Near Petus, Texas.
    90min South of SA.

Some land popped up for sale by owner this past week a few miles down the road from my place. I don't know details but I guessing it will be in that 4k an acre, possibly more range.

Not to high jack this thread, but would you mind letting me know where your located? My family will be moving down to the San Antonio area in about 6 months and we’re looking for land to purchase. I’ll also be looking for a hunting lease, for at least my first year or two down there, until i find a decent sized piece of property. We’re looking anywhere from San Antonio to Boerne, as Far East as San Marcos, and as far north as Blanco.

    No worries.
I'm native Texan, and don't care to be within a city or near one.

Spend a couple weeks down here and check things/cities out before you just pick a spot is my best suggestion.

Find a house with 10+ or more acres, hunt and discharge firearms.

Anything thing on North side of SA is way too traffic for me, way too many people.
I would consider Blanco far enough but not a commuteto SA. But Boerne and New Braunfels are gorlafied suburbs of SA, I know folks who live in those towns and their commutes get longer every year because of population increases, never ending road construction projects.

My place is in BEE County, near Petus, Texas, would be the closest corporated small town,, which is in the TPWD South Zone, leaving my property it's exactly 8.5 miles to Dairy Queen, 1 gas station, Dollar General, post office, no red light, that's it.

My in-laws are in spring branch, and my wife wants to be close to her family. She’s also excited to get back to Texas, she was born and raised in Dallas. That limits my search area a bit. We actually just left there on Saturday, what a weird week, never thought I’d be in Texas for a snow storm. It definitely put a hamper in our plans, we were going to check out some properties and schools for my daughter, but unfortunately everything was a mess.

Good deal, yeah Spring Branch is a bit of stretch to commute into SA as well.

May I ask, what type of employment are you in, transferring or getting into?

I’m a lineman, I will most likely stay in the utility industry coming down there. It all really depends on the pay honestly. I know obviously leaving New York, the pay will be less. My father in-law is a builder down there, so I also have the option of working with him.

    Good deal.

Lots of new neighborhoods are popping up, requires new power distribution.

Anything in homebuilding trade is needed for sure, I'm pretty sure you will find something, but if there something you always wanted to do, I guess after the move wouldn't be too bad to try that out as well.

BTW, I made the drive from Kicaster up to Marble Falls and back today, during non peek hours, all that BS construction on 281, North of SA is for the birds, it will take another 3 or 4 years to finish all that crap.

Close to Spring Branch, in the highway median they spent a couple months planting trees, probably all froze will die off.

Oh and @Oldie2007 the palms don’t look good...we shall see what happens. One of the hibiscus already has new leaves starting so that’s a promise.

A little something every chance we get.

This property didn't last, it had contracts on it within that week. I should have called on it to find out price per acre. My friend from Houston tried to get an appointment to look it over and theguy already had contracts in hand.
