Glad to hear your local guy isn't gonna make a stink about it! Its really gotten insane what they make you do, I think we might have some sort of test next thursday and we don't even have windows yet!

 

I hope he doesn’t make an issue of it . That’s what it sounded like . I will find out Monday when I call him for the final inspection!

 

Well took 4 loads of furniture and stuff to my daughters new house yesterday . They decided to spend the night even though they don’t have the CO yet . They filled the garden tub in the master bathroom and ............... this is the ceiling in the breakfast nook directly below the tub

 

Drove over 830 last night and removed access panel for tub and discovered a drip at the drain . Not enough plumbers putty from the factory. Unbelievable So I will be pulling drain out and doing it correctly. Bottom picture is where the drip is coming from . Right up tight on the bottom of tub where drain pipe enters .

I guess when the plumbers checked for leaks they only ran the tub but didn’t fill it and let it sit .

 

It’s been a nightmare from the beginning . I told my daughter they should try and sell the place . Fucking Modulars . Only reason we went modular was my brother sells them on the side and saved us $30k off the top . But once you find out all the other crap the code says you have to do it ridiculous. My brother put the same house up for himself a few years ago and was in in 6 weeks . We set this house on 6/23 . Over 3 months ago

 

Wow. Is code a lot different? I think in the last couple months there actually was a code change that made things harder, at least in my area of MA.

Is the plumber on the hook for the damage? Tub company? I don't even know, no one?

Hoping this is the last issue, but I'd have a hard time sleeping at night if I were your daughter and SIL.

 

Do you think the issues come up because of the modular build? How much of the house is done by the modular company versus the contractors being hired to finish the work? I’ve been looking semi-local for land to build but finding a reputable trust worthy builder seems near impossible these days.

 

At this point we already have some bills we are sending the modular company . All the drain pipes were broken in master bath upon delivery ( unknown until we poured a bottle of water in the tub because it took so long to get well driller on site )
so when we checked for leaks before buttoning up Sheetrock ceiling downstairs we had to cut more out to get to everything to replace pipes . That blower door test is a joke too . We had to frame up walls around utilities in basement and basement stairs and insulate both . Stair walls in basement insulated for what ? It’s wide open up to the top of stairs at the door ? Termite shield under sill plate just a bunch of stupid shit I’ve never heard of or makes no sense to me and others I’ve mentioned it to . I will be sending another bill to modular company for these repairs . This is twice we had to cut into the same ceiling .As far as code I have a builder friend who gives me pointers and some of that stuff the inspector has not said a thing or even looked also was shorted 15 feet of siding that is the last piece under soffit on gable end and I had to special order it and wait 2 weeks for it ,then had to drive to Albany for it .and on and on . Excavator didn’t know what he was doing so I got rid of him towards the end. When he did show up he was in a big hurry to get done and did a shit job .

 

I know why all the pipes were broke . The driver could not make the turn at the bottom of the road and pulled the trailer up over a split rail fence and the ground dragging the bottom of the boxes . I was standing right there and told him to wait while I dismantled the fence . Guess he couldn’t wait . I said something to him when he got out of the truck and he shrugged his shoulders . He didn’t give a shit .I looked underneath for broken joists but did see any .

 

The biggest nightmare is getting the contractors to show up and do their job . The modular itself isn’t really bad . The drain in tub was definitely something from the factory though . The only other thing that sucked was how they labeled some romex . Needed some deciphering when wiring the panel . It’s not like they give you an actual instruction booklet . The set crew just buttons it up to the weather . You can hire people from the modular company to do everything as far as interior and exterior finish . Probably another $30k . My son in laws dad did all the decks and Sheetrock / spackling / trim so that saved money . A friend of mine did the siding for half the cost of other estimates I got also . I did the sill plates and insulated basement ceiling and some Sheetrock in basement . I put in the lawn and a lot of other small stuff here and there .

 

A good builder goes so far. Mines my neighbor so he fucks up, no where to run!

really hope you guys make it work and can be happy with whatever the final outcome is. Thought situation and frustrating to see let alone be in.

 

Damn drain in tub was 3/4 turn loose . Snugged it up and no leak .Glad it was that simple .

Just got a quote from national grid for 30k to run wire into a conduit we already dug and set for them.
