    Don't worry too much about it. Sellers homeowners insurance will have it covered if there's any significant damage which is great for you guys. Still shitty situation, but at least it wasn't your tree yet.

    When we were home shopping for our previous house we actually viewed a house that had a tree come down across the driveway. The house was vacant so no one knew until our agent called and told them. Was only minor damage though.
