    We thought it was from the tree falling but the exterminator said it’s been going on awhile .. our inspector and engineer didn’t see anything or didn’t take time too look …

    Yes, we had an inspection, but this was a hidden problem.
    See below.
    Mother's Day evening, we found the carpet was wet along one wall in the finished basement. (It rained the whole week before) Got it all suctioned up and had a basement waterproofing contractor out the next day. We demo'd the bottom of the wall and found it had very obviously been patched over from a previous incident. The contractor found 3 cracks running top to bottom and completely through the block. It will have to be completely dug up on the outside, patched, waterproofed, weeping tile installed, outside sump installed and backfilled with #57 gravel to the tune of $6,550.

    So, of course this wasn't declared in the house buying contract and we sent the estimate to the seller. She (the seller) basically said "Fvck you, I didn't know about this so I'm not paying!" Except she owned the property for 18 years and it's VERY obvious that this had been an ongoing problem and covered up pretty recently. So...we have to decide if we're going to take her to court over it, or just eat it.

    Damn... that sucks! Go to small claims court with a statement from the contractor that found the prior patches stating it was an existing problem. Hopefully you can get some relief. :fingerscrossed:
