Will I rub?

I am going to do a build on a third gen (this build will take a long time).
I am just having a hard time picking the offset for the rims 0 vs -12 WITH 35in tires. I was wondering if anyone has done this build. I have read people rub on the UCA with 0 offset.
I am hopping to eliminate rubbing as much as possible if not entirely.

Here is my build planned out if you have anything to add or recommendations I'm open to anything, I just don't want to do spacers.

You will need to trim a pretty substantial amount to fit 35s with no rubbing.
