    What I shoulda is with the title of “engineer” you shouldn’t have a problem getting recognition haha. Atleast from what I’ve been told, but I’m sure there’s some exaggeration.
    I’m sure taking the test and having your stamp would help also.

    I’m a young kid with little real world experience, what do I know.

    Wouldn't ever go into the world with that attitude. No title gets you anything. That's called entitlement and no one likes hiring those assholes.

    No one affords those and typically not on the first home. Hopefully you gain equity eventually but as stated be fore the market now his high and will slow and head back down eventually. Buying high always sucks. Sucks when you buy it and in a year your in the red bc your house value went down.

    That’s the key how long would the wait be. Houses here r insane priced bc all the California and west side of Washington pouring in to here. Homes that were 150-200k 4 years ago are like 400k now. Literally pieces of shit for 200k and they sell in one day.

    Catch me up! Where are working/living now. New job or same job?

    I would buy within your means. Buying a house was terrifying for us. We were not ready and it felt like life was just forcing us into it. I’m really glad we did it and took the time to find one that we liked. It’s not perfect, but here I am missing paychecks and not worried about bills. I would hate being house poor so I am happy to take a smaller garage, smaller house and smaller yard for now. I worked damn hard to be debt free and the mortgage doesn’t freak me out as much as I thought it would (although it’s a fraction of what you are probably looking at). Good luck bud.

    Same job but hired full time(not sure how far back I have to go to catch you up lol) I got promoted to manager and salary this year. So it helps. The problem is people over price everything here and even a simple nice small house like what we just went and looked at is listed at 240k for a 1200 SQ ft house with small yard and a small shop which is nice. But still haha wow. I know you got yours around 90k. I'd love that haha

    It's terrifying for me in a lot of ways. I think I just need to be more patient and just wait.

    I've thought about school again. If I had a master's I could retire teaching full time. Be fun to do that. But not feeling going to school. So much money for just a piece of paper.

    Look for what you need, not what you want at this point. Like babytaco said, it's nice when you can miss money coming in and not stress because you bought within your means. Not just what pmt you thought you can afford until you lose your income .

    Definitely not about to overbite what I can afford. The challenge right now appears to be finding something that isn't falling apart within my budget. At this point I just want a house with a place to work on the trucks.

    Just fyi, I physically went and looked at over 100 houses (after filtering out a ton more that my realtor sent me in email) over 11 months before I got my first one. Only put an offer on one other in that whole time. So, as long as you can move at the necessary speed when you find the one you want, patience is exactly the right thing.

    I've done a mod or two
    I think I'll get cheap land a circus tent. That's more in my affordability level, probably only need a 5 year loan on that. Every moment I'm in debt to something is a moment I can feel my soul dying. That's how I got through college though so it isn't all bad I guess...
