    Dude that's the best deal ever for out here. 26 acres and a large house. Usually stuff like this is 400-450k. Or more.

    It's a big house though..

    Ah, didn't realize it was on 26 acres. I thought it only had the land in the immediate area on the hill. In that case it doesn't seem too bad at all.

    I'm struggling to decide whether or not to buy a cheap house while I'm in school and then save up for a really nice place later or just get a decent place the first time. I just really want a large yard and 2 car garage, but apparently that's too much to ask for.

    It amazes me how many houses have horrible garages. Guess most people just use them to store junk nowadays.

    That's a good point. I need the market to crash before next Summer so I can get a good deal :rolleyes:

    But seriously, I wouldn't mind getting a mid-price house with a good layout and then use it as a rental property in the future when I decide to get a nicer house.

    Yeah I mean ideally I'd rather find a place we could redo or do an add on easily or something. But out here it either nice and has potential but really expensive already so chances of getting your money back is low. Or...a piece of shit haha


    Yeah most don't use garages for anything other than junk.

    It is big. It didn't feel huge though which was interesting I thought. Nothing was huge and nothing was small. Hate to think what it takes to heat haha but there's a wood stove on the main level and piping for one in the basement.

    Only two additional bedrooms but both are nice sized. One would likely be my studio/office. Basement would get finished as either studio or family room. Probably another bedroom as they started a bathroom there.

    Wouldn't want more than 3! No immediate plans for kids though. Not yet.

    Wow that's quite an increase. Ouch. I want it to pop already haha

    We are in 1000sq ft house now. It's fine. But no studio space for me which I want bad now as I can work from home and want to start freelancing as well. My heating and electric bill barely went over 100 bucks once this last winter. And this house is old as shit with terrible single pane windows.

    Obviously that would go up with a larger space..a lot.

    Not enough shop there for sure. But easy to build one how I'd want it. Garage there would be enough space to work on Frank. But that would be about it.


    Other cons are the road in is terrible. No HOA so not sure how grading the road works. That and the road on the property is a half mile long so I'd need something to plow and grade my own road..which isn't cheap...

    I'm not sold on it 100% but it's nice

    Damn that's huge. Ours was 5% ish. We also didn't let the guy in and told him we ripped it all apart and weren't sure what we were going to rebuild lol

    That house, was up for 2 days. I saw it yesterday on the 2nd day.

    Already an offer on it.

    Not how it works. Both of the houses I've bought, I made an offer the day they went on the market - within hours.

    Also - just b/c there's an offer doesn't mean you can't still make one if you really like it.

    Know what you want, and if you find it, pay. I know $350K feels like a lot, but land isn't getting cheaper as we get more people. Just be ready to hold it for 10+ years and you'll be golden.

    For Las Vegas in particular, companies like opendoor are buying up all of the houses above asking price to include all fees and sometimes will even cover your moving costs. Unfortunately this is hurting families because they're stuck with renting. Any house that isn't a shack is pretty much on the market for less than a week.
