AEM meth controllers are great, but the URD boxes (Split Second) need to be outlawed. You could probably Jerry rig an Arduino to do a better job

I'd take that. But can't even find that.

Its either something over 300k that is nice, needs a little love, or over 350-370k and is pretty good to go or way too much land.

Or 260 to 220 that either has a nice yard...garage...shop..something..pick one. And a shitty old run down falling apart house with foundation issues, roof issues, floor issues..or all.

    Unreal.

Whatever. This place was perfect. But just can't afford it. So im gonna be done activily looking at this point. Be nice to find a better rental though the house we are in is nice. Just no garage thats really good. Rather save up for a bigger down payment which would help a lot, or wait for the market to go down a bit, or see if I can move to Wyo again.

Give up isn't the right phase. Summer concert season is the busiest time of year for me. I don't really wanna worry about it.

There's such a thing as too much land?

    OMG yes.

Land requires maintenance. You're required by law to fight any noxious weeds for instance. So you need to keep it healthy.

You can't leave a majority of it in its natural state? I get maintaining a yard but I'm not sure I understand maintaining a forest or really anything that hasn't been molested. What's wrong with its natural state?

Ah well see that will depend completely on one thing.

    Water/watershed.

Which will effect what kind of land it is. So I guess location is a factor.

If it's a forest. Yeah pretty easy sort of depending on the trees there. If it's a field with lush grass. Not so much.

I guess basically not all land is the same and some will take work to maintain while others won't.

On mine I took the latch (last photo) completely out and cleaned it up real good. It wasn't all that hard to get out, and it made it function a lot better. It was really full of gunk.

Yeah I bet that helped a lot. Just getting the dust and shit out of there helps a lot.

    Yeah I bet!

Passive land ownership never goes over well.

been gorgeous here. Like insane. Makes me hate working in the studio at times like this..

Sign looks good! Heres to better things!

I passed on doing another offer on the house. The realtor said the owner likely won't take below 300k for it if that. So..bummer there. But whatever. Now I can blow some money on truck parts or audio gear haha

At the risk of sounding like a nagging parent...

The bigger the down payment you can do, the more house you can afford. The more money you put down, the better the interest rate you'll see on the financed portion with the end result being lower monthly mortgage payments.

Save your money, don't spend it. Work towards putting 20% down instead of 10%. Finance 80% instead of 90%.

    <steps off of soapbox>

be a looonnnggg time till i can do 20% down on a 300k house haha but yes I know.

Actually I already get the lowest interest rate as my credit is so high...since I've had none haha

But yes the down payment is the key.
