    But wait for how long and how much "gain"? If you can tell me that it will be in 3 years and at that time, prices will drop by more than they rise between now and then, I want you investing my money and buying me houses. ;)

    It's the same thing trying to time the stock market. A lot of mutual fund managers think they can beat the market, but 80% fail, and it's better to just buy the index.

    Our entire country could use a big dose of this right now. We're all different; if we could accept that not everyone has to be just like "me" in order to be my friend, we'd be a much happier society.

    Real estate is a safer investment over time than the stock market IMO. Even if you overpay a little up front, if you hang onto it for the rest of your life you’ll come out ahead. I won’t ever sell a house again in my life, just buy/build more of them. As long as you don’t over-leverage yourself you’ll have some healthy retirement income in the long run.

    Unfortunately this is exactly what I watched happen growing up in Colorado. California showed up said “this place is great, you local yokalls, just need to think a little more like us.” Now the front range is just as liberal as San Francisco:annoyed:

    It's important to not conflate "safety" and "come out ahead" (returns). Housing might be safer than the stock market b/c you (or really, the lienholder) always have a physical asset, but from a returns/"come out ahead" perspective, the stock market has done significantly better over extended periods of time (30+ years).

    Just as a point of reference - my parents bought their first house (my mom still lives there) in the Bay Area (a hot housing market, comparatively) in 1970 for $27,000. Today, it's "worth" (zillow) about $1.45M.

    Over the same time period, $27K invested in the S&P500 would be worth $4.03M (calculator here)

    Of course, a third thing to think about is cash flow, which can be a nice side effect of Real Estate, assuming you own in a place where you can charge rent that will cover all costs, plus some.

    i totally agree if you can focus all your attention on the stock market, the returns will be greater in the long run. My idea is that if you own say 30 properties free and clear by the time you turn 65, that is a very dependable, stable cash flow. What can I say, I’m risk adverse.

    Yeah, only scary thing to me is the DCT, if it lets go there are no parts for it. But man does it shift amazing. Haven't bought it yet, it's a buddy's car he's selling. We traded for the week, I'm deciding if I want to take it on.

    135i M-Sport Edition, It's got tons of M parts from that years M3 (same platform for drivetrain and suspension/brakes) but it's not technically a M car. Those are ground up different from the regular product line.

    But yeah, two door, turbo, variable valve lift and timing, direct injection, 7 speed DCT, torque vectoring diff, six piston brakes.... all the fun stuff, just none of the M car flash (no special carbon body panels or fancy superlight parts)

    The 1M is one of the coolest little cars ever made I think. I'd love one of those.


    But yeah cool car. but.....how would you flip it? I don't know much about newer BMWs but doesn't seem like something you could upgrade a lot on and flip.

    There are tons of parts for this thing, but honestly, it's been upgraded super tastefully already drivetrain wise, hence the extra power. Really it needs some visual love and someone willing to hold on to it until next spring cause he's selling at the wrong time (COVID and getting to fall)

    Congrats man! 26 acres, holy hell thats a lot. Wyoming? Montana? Its not a fun process till the loan fully funds and closes, i can say that much. Like ben said, i hope you have a lot of cash, if the LTV is that skewed, with an appraisal that far off from ask price. Any recent comparable land sales to help appraise it closer to the ask price of the house?

    Hahaha that little spec of grey, is why my .17 acres and in rough shape house costs a few arms and legs.

    Totally agree. Timing the market, housing or equities, is a fools errand. If your strategy is buy and hold (which it should be unless you are a career investor) then you dont try to time it. You just enter the market and hold. Especially out west...Covid was the best chance we had to a market down turn and guess what happened...every wealthy person with 1m in the bank on the east coast decided to come and buy a house out west to escape the cities. So the time on market shot way down and above list price offers just got higher.

    Our company built a spec house that a number of employees invested in...and it sold in july for ask price of 4.3m cash after being on market for 2 weeks. Anywhere desirable to live out west, will probably continue to be a sellers market.


    Classic diversification strategy. Some market investments, real estate investments, good bond income when interest rates ever come back up. Throwing money away at rent is the worst case scenario, so of course putting it towards an appreciating asset like a house, is a better choice. Then you consider the tax discount from mortgage interest...and you are doing pretty good from that almost unavoidable investment.
