Should be as simple as writing up a document that states that then have the landlord or a notary come by and watch your future roommates and yourself sign it and then have them notarize it.

That doesn't sound like a good idea to me. Your basically taking over for the landlord. Which to me means you should be paid. If your going to get paid and be responsible for the entire building, you need a real legal document drawn up by a lawyer. Or the land lord can come back and really screw you over for something someone else did. And they can get away with it because you just wrote a simple "contract".

Id just go to the new place with a bigger garage by yourself. Screw having roommates.

Well the place with the bigger garage will not be by myself. Apparently they are going to be renting it out to some girls as well. It's still a really nice place but probably not for me.

Basically, rent will not change for those moving in. Instead, I will be factoring in utilities and rent for their part. That way they have one bill to pay a month. Legally I just need a document saying I can take them to court to get my money if they choose to not pay and or destroy the house. A security deposit will be required.

I have done the 3 people all on the lease and it just doesn't work. If one doesn't pay then it falls on me. Except I don't have the option of taking said individual to court. In fact I can't do anything other than beg the landlord to evict them.

Single bedroom places are crazy expensive for what you get and almost never have a yard. With roommates they can let Ash outside if I get stuck at school.

Yeah, I am basically taking over a portion of the landlords job but that is essentially collecting rent. I can afford the place monthly if I have to so I won't be completely screwed if they stop paying. He is also the kind of guy that would work with me through the situation (as he has with my current roommates). Heck, he is giving me a free month just to find roommates.

To me, it is basically security. Had I not got my landlord involved I was likely going to be stuck paying rent here by myself because the other 2 were going to leave out of state. They said they would pay up front but I doubt it. Roommates are always going to suck but at least I can attempt to control things this way.

I have 2 weeks to decide what to do so I will keep browsing CL and see if I can't find a place that is cheaper and better for me.

Gage, I am just an old fart and dont know you. But I agree with Monte. Find something else. This sounds like a good deal but sub-leasing is a very sticky situation. I know here in Montana it can take up to 120 days to evict someone. If you get a jerk in there and they try to burn you it can get real nasty. You seem like a nice person. I would hate to see you get burned. The landlord is nice now but later he might not be so nice

No, I agree. I am looking for a better place but it's kind of a back up plan I guess. Just curious about the legalities of it. Which after googling it seems to be a bit of a gray area so I will be sure to talk to a lawyer and see what they have to say.

I just don't want to be stuck in the same situation I am in now. If I could find a 1-2 bedroom with a yard for a decent price I would be all over it.

Two weeks is a good amount of time to find a place. Ill ask around and see what is out there. Either way I do it though I have the possibility of getting screwed over unless I live alone.

I might just have to suck it up and pay more to live alone. At least I will have peace of mind.

:woot: Just found out that after my current GI Bill benefits expire I can take one additional year of benefits under another GI Bill. Time to hit up the advisor and get my final years of college situated.

I didn't know what clutch smelt like when I bought my truck. I asked the dealer and he said "O, don't worry about that smell, you just need to get used to the clutch"

Just pay for a single. It's better. And you'll have to pay a lawyer to get documents draw up anyways which again, you should do for that situation.

    Fun!

Just pay for more. No roommates is great.

    Awesome!

    Lucky! Very cool

    Pretty impressive.

I feel like utter shit today. Think it's strep throat. Sucks I have a trumpet gig tomorrow

Sure did! Ive been cramming classes in the best I can in order to prevent having to go to college without the GI Bill. Now I think I can have an easier schedule and get some additional classes I don't need but would be useful for jobs.

Man that is so cool. When I went to school I did a 2 year program for my AAS degree and found out that there was an additional 1 year network management program. So I went to my adviser and was told I only had 2 years of paid schooling. SO I crammed everything for 2 degrees into 2 years. Carried 23+ credits for 2 years even through summer. Man I was burnt out. But it sure felt good to have everything paid for so I didn't owe anyone. It sure would have been nice to take some extra classes to help my degree and just for fun. I am jealous.

That's impressive! Anything over 15 and I am swamped. I am not sure how some people do it. I can barely fit 12 credits into my schedule for fall. Each class has a 3 - 4 hour lab attached to it. I am currently struggling to find a class that will get me to 15 credits. I have to go see the advisor to see if he has a solution. I might just have to do research credits. Some kids some how manage to fit all their classes into tuesday and thursday so they can have a 4 day weekend. Very jealous of those guys haha.

yea I was very jealous of students that had like a 9 am class friday and that was it. Crap during the summer I had a 6 am class. I lived in Bigfork which was about a 25 minute ride to school. Pretty area to live in but bugger living so far out of town. My new boss is convinced that I need to go and take some classes now. Just dont have the time.
