Yea it is a bit of dough up front. When I go to the next set of tires this fall I want to have it perfect. Toe plates are the last thing in the puzzle to get it there.

 

I want to get the cab mount relocation this November.

Haha yea it can suck for go getter personalities because you can't control it. Jen and I always keep an eye on the market here for a spot out of town with the stuff we want at a price we can do.

 

be patient, My wifes grandma built a house in the landings for 130 4 years ago and sold it for 175 in 4 days. The housing market is legit right now, buy nice or buy twice though thats why most good houses go so fast.

 

ya i didnt say build there lol i was just explaing how u WILL get money back after 4 years. Me and the wife have been looking for sometime and think we will end up just building, I want 3 car garage also and room for a shop but will wait on that. But we dont need 4000 sqft. Probably dalton gardens area since the lot sizes are all 1 acre parcels.

If you are only looking at mortgage payment/rent payment, you are right. But its not nearly that simple.

You may be underestimating the upkeep/maintenance aspects to home ownership. Then couple that lack a flexibility, IMO, it is a toss-up right now. ROI is not nearly as good as it once was. However, that might change in the future. My crystal ball isn't as clear as i'd like it to be.

 

The right home is not that expensive to maintain and also the repairs will probably never outweigh the amount you waste in rent due to no return on rent. Least thats the current speculations because at this point sqft wise a mortgage is a few hundred cheaper than rent, at least up here near the bass man

 

If you are there for 10 years in that house, it might be worthwhile. However, a lot can happen, expense wise, in 10 years.

It will take at least 5 years to break even and recover the upfront expense of buying compared to rent outlay. And this assumes that home values continue to increase at the current rate. A couple of years will not be enough to recoup the up front costs.

When I bought my home 12 years ago, I was right where you are right now. All enthused and optimistic. Looking back now, I am not sure I would do it all the same way. Now, you can dismiss that as circumstances unique to me or you can take it as the voice of experience.

What concerns me is that buying a home now will force you to stay with the job you have now longer than you may want because opportunities for you to advance your career may force you away from CDA and the home ownership will become a ball and chain, holding you back because you can't afford to sell under your control.

That is why a house for you is idiotic.

And renting it out to someone is even a bigger pain because it is still YOUR resposiblity if the water heat breaks..or whatever. The tenant will complain to YOU and YOU will have to still fix it. And you'll only gain enough money from it to cover the mortgage anyways.

You've said many many many times you want to find another job at some point in the very near future.

Buying a house will destroy that.
