Didn't they already surge? I heard the market is ridiculous for buyers, you have to put in an offer for over the asking price.

I did. It looked kind of small for a dual battery box. But we will see how they fit. Not sure how I'm going to mount it yet.

That's fine I'm trained in disarming bombs. "Note trained" never did a live one. :D

The surge continues. When we bought our house last summer we ended up offering 2.5% over asking price and that wasn't even the highest total offer. I just overheard a co-worker talking about receiving offers for $20K over asking. The sad thing is that you have to cover that excess in cash, something that can be a very tall order.

I have realtor friends who tell me stories about getting 38 valid offers after an 8 hour showing getting over 30-40k over asking on say a 300k house. One time he walked up to the house the morning of a showing and there was a line of like 20 people to see it he started walking around the line to open the house and people bitched at him to get to the back of the line lol; they didn't realize he was the realtor.

Another friend of mine is a realtor up in boulder he says he's moving average location houses for $650-700/sq ft.

Sounds about right. When you consider that, according to the NPR piece I heard this morning, rent in the Denver area has gone up 25% over the last 3 years, it makes sense to some degree to buy. Of course when people are just throwing money around like it's no big deal (remind anyone of the 2006 real estate market?) it swings the pendulum in the other direction again.

My house has increased almost 25% in two years and we are in the process of refinancing. The market is ridiculous at the moment, I would not want to be a buyer.

Ditto on not wanting to be a buyer. My house has increased ~20% in less than a year. Madness!

There should be more people willing to "fix up" and remodel some of the older or more run down homes, I know I was looking at "move in ready" homes, but there were foreclosures in my neighborhood where someone could make easy money with a little investment.

    Stuff and junk and things...

I closed April 1st this year. Was ridiculous to get a house under contract, we had to offer over on every single house.

The employment compensations are beginning to rise to match the cost of living(housing). I just gave my employees a .50 cent raise to help them out. I'll be giving another .25 cents in 30 days.

Refied ours in November. Went w/ a 15 year, just over 3%, and our payments still dropped a few hundred dollars a month. I don't think we could rent a three bedroom apartment for the same as we're paying for a our 5 bedroom, 3.5 bath, 3 car garage w/ all the good finishes. :D

It's not worth it to try to buy during this market. I read something the other day that suggested many of the mmj owners are investing in real estate instead of reinvesting to grow the economy. And thus pricing out many people who don't have cash on hand like that. They fear a traditional account at banks or credit unions will be at risk of government. I'll buy a beach house and keep renting in denver at this rate

I doubt MMJ is the only driver in this market. It's part of the equation but not all of it. What's driving the prices up is people moving here in droves. Why are they moving here? Not sure. I assume MMJ and recreational MJ is a contributor. But not the only one. Pot heads aren't that motivated. ;)

I can tell you this, I'd rather live in Colorado than Iowa regardless of the rents. I think that's a major reason we're seeing an influx on new residents. So, basically the same reason people have been moving here since the early 70s like my parents.

EVERBODY is hiring now. What's happening is that employers are raising their wages in order to attract and or keep employees. Currently employed people are seeing help wanted with starting pay more than their current pay and are applying and getting those jobs. Then the employer who just lost an employee to higher wages raises his starting wages and puts up a help wanted sign. And the cycle continues.

    Welcome to 1995 again.
