    Got the rest of our uprights grouted in and started tying in the horizontal bar , rebar spec for all but one wall is 15m (5/8") bar @ 18" OCEW , one wall is 15m / 12" OCEW .

    I also laid out all the seismic hold down locations , the orange flagging in the pics designates a hold down location







    This is the shearwall layout for one end of the house and is what I use to determine location of shearwalls , hold downs , number of studs or stud / cripples at hold down locations as well as the shearwall schedule to follow for sheeting as well as nailing length / shank diameter and OC spacing of nails in field and perimeter ( ie SW2 conforms to the shearwall 2 build specs , SW1 to the shearwall 1 specs etc )

    Not a corner poured concrete walls. Waterfront home built by fing morons. Putting in new bathrooms, I had to peel up one layer of subfloor because it was out of wack. How your floor isn't flat on engineered joices is beyond me, and we find they never swept the first layer of subfloor, just put tar paper and new sheeting down over debris....IMG_20170119_084839_477.jpgthat's the best joint on the foam walls.

    And that's my flat square and plumb wedi walls for tile. I swear if I have someone tell me they do hack work and areally happy I'm breaking their jaw. It's so much easier to do it right!

    Why are the TJI's not sitting on a PT plate on top of wall? If not they had to rely on hangers throughout the whole run. Those hanger are about 12 dollars a piece...looks like someone was trying to save money, with that double hanger. That sucks man.

    I noticed you are not staggering the joints on your subfloor. Just giving you a heads up, in the future you might want to stagger them and change the joints between layers...especially with a tile floor. Also,change the direction of materials between layers. You never want continuous joints like that.

    Yes and that's bolted to the poured wall.
    Hangers through the whole house. And that basement is below the level of the river so he has 10 pumps.

    I've framed houses where the architect had a 2'10" door at the end of a 3'0" hallway, I asked him how he would trim out that door. I had to explain to him that a 2'10" door needs a 3'0" rough opening. He looked at me like I had 3 heads?!?

    Damnit OZ-T, looks like Ditra heat is going in. Mo Money, Mo Money :bananadance:. Asked the GF if she'd rather have a towel warmer or heated floors. Heated floors won. At least the $ difference isn't that much. So heated towel bar out, heated floors in.

    LOL, this house is so fucked up the owner has become a home inspector.

    7 years ago a tree smashed into it, and that was when we became involved, the Floorplan was changed to add a roofed over deck. The truss plan was not changed to reflect the load bearing wall being moved in. When I was in the attic checking out the damage I noticed the trusses were bowed 6" at one of the diagonals. We had to sister both sides of all the trusses that were effected adding new supports to distribute the roof load properly. The next year we had like 3 feet of heavy snow and a good bit of roof collapses. His roof would have split in half, if we hadn't caught it then. The list of things done correctly on this home is very short.

    The foam forms floated away twice while they were trying to build this house. The basement is lower then high tide, I can't figure out how any of it was approved.
