Garage floor question

    Hey guys. As my new home is being completed I need to address my garage floor. My intention was to just leave it as is and have it brushed clean. Someone decided to take a machine to it for cleaning purposes and now it is all discolored. I would like to spray down some sealer to keep it from dusting. Was thinking something along the lines of Thompson's Water Seal. I am not interested in an epoxy or other labor intensive coating. Thanks

    You have the cleanest garage floor you will ever have. Nothing to move, nothing in the way. Painting with floor paint is simple. Use a roller. Sprinkle some grit for traction after the first coat.

    I did the paint thing in my current home with an epoxy kit when the concrete was fresh as the house was new. I etched it, prepped it then painted 3 coats of epoxy. This was done over a month to let everything dry. First time on it with my hot rod and I had "hot tire" pickup of the paint when I pulled out. Not interested in the same deal again. That's why I would like to keep it naked and just seal for dust and stuff.

    I looked into various coatings for the garage and decided against them based on expense and durability questions. The stuff I put down is a water based silane/siloxane penetrating sealer. It soaks into the concrete sealing the pores, creating a liquid resistant surface. I acid washed, the pressure washed all of the concrete and put it down last October. After cleaning and sealing the concrete looked way better than the neighbors. Now after a winter of salt and mud the concrete comes clean pretty easily with the pressure washer. In the garage things like antifreeze and oil sit on the surface, but because the surface is still rough it takes a bit of work to clean it up. It's still better than watching it soak into the concrete.

    One unexpected problem was when the truck was snowy and parked in the garage the drippings just sat on the surface in pools. (not sure what I expected to happen?) Because it was cold it took days to evaporate. This would be true for any other sealant though.

    Looks interesting. I don't see where it requires acid wash. They just cleaned mine with something pretty abrasive.

    Thanks for the info as I might try it.

    In my case the concrete already had some oil stains :rolleyes: and a lot of construction dirt, so the acid wash was worth it. If I could have done the garage before moving in it would have been a lot easier. As it was I had to move all the junk from one side to the other so it took twice as long.

    Sounds like a plan. My concrete is as new at the moment and nothing in the garage! Since they just cleaned and ruffed it up now is the time to apply something. Thanks again. I actually looked at the gallon size online but my garage is 1200 sq ft so I need a bit more, LOL.

    My calculations were off. I bought 2 five gallon buckets, and only needed 6 gallons. Still have 4 gallons I don't know what to do with.

    Maybe give us a pic so we know what we’re up against. Concrete don’t change colour on its own. Whatever got run over it is still there.
