They already patched it up again. Looks like a sloppy job.

They're cutting the red bridge (Henderson bridge) from two lanes in each direction to one lane in one direction (I think one lane in two out can't remember).

Who. What. Who in their high ass mind thought it was a good idea to remove traffic bandwidth. You know in 7 years there will be another study that oh shit with people moving in and population expanding we need another lane here

No shit Sherlock. Dumbest thing - and they're going to wrap up just as soon as theyre going to rebuild the 195 bridge (again, after doing it like ten years ago). So right when there will be a ton of people going around and avoiding construction headaches, time to drop traffic capacity. OH and we're also going to add on speed cameras "for your safety" even though statistically red light cameras cause more accidents - but yeah it's for my safety.

Anyone have recommendations for turd gen front pads? I'm at 42k and want to do my pads before the winter and under coating. I've never had problems with just a store brand generic pad. Will probably push the rotors this time and do them next time.

The scary part of it is that people are paying upwards of $100K over real value of the house (whatever that truly means - the house is worth what someone wants to pay for it), but if a bank can't appraise if for that much, then the buyers are showing up with a massive check to even close. Top that off with interest rates that are as low as they will ever go and there is no wiggle room anymore. If life changes and you need to work with a lending company on your mortgage to keep the house, there is no good scenario that helps. Can't get a lower interest rate than what you already have, can't refinance the house because it was purchased massively over assessed value, and can't dip into cash reserves as most of it was spent to purchase the house - and you still have to eat and pay for other life expenses.

If I was a smarter man, I would of sold my house this summer and capitalized on the ridiculousness that was/is happening, then rented a place for a few years and wait for the market to correct itself.

I said something to this effect to my wife a few weeks ago. I own a house in MA that my parents live in, and one in VT where we live. If I didn't care about displacing my retired parents, this would be a great time to get out of both and save for a really nice home here in VT.

This!!!( well the highway idiocie, got no recommendations on pads, sorry) it’d been sometime since I traveled into/through Providence and most recently have had to start and it’s a disaster. In the time I’ve missed it’s all only gotten worse. It seems as though there’s several started and unfinished projects all over the city really making it miserable to try and navigate.

You are forgetting that the rental market is as nuts or more nuts then the home buying market.

There's also that, yes. You'd have to be pretty frugal and probably cut back on a lot of luxuries in the short term, but the long term gains could be fantastic.

I gave some thought to accelerating my long term timetable recently, at least I'd still be able to buy outright where I want to be

Got the new wheels and tires put on tonight. Kind of dark but you get the idea. And, it’s a Ford so I don’t think you guys would mind a poor quality pic.

Put my seat back in. Airbag light went away without doing anything on my part. Yee haw!!! I have to get inspection but will probably leave the seat in for the winter at least. Might try setting up in the back seat too, see if I can get a better setup and make that work.

Either way - I have my seat back and didn't need to recalibrate anything.

Yup. People are offering to pay more than the posted rent to get in. We considered selling but the problem is - where would we go? We either buy at the same elevated cost or pay elevated rent. If I had any sort of investment property it would be gone though.

Could be. If you sold up 150k though, imagine rent is 1500 a month, either you net zero paying more for a new house OR you get 100 months (about 8 years rent) paid for. Granted you could find a place to rent for the same as your mortgage and bank the 150k and at the end of the 8 years have about 320k. But you have been paying rent with a -100% ROI at 1500 a month - that's 144k. So in the end net 25k over 8 years by selling now to rent.

If you drop 175 a month into a bog standard investment account, at the end of 8 years you'd be at 25k without the hassle of moving - and that's assuming you net 150k/rent is 1500 a month.

Realistically the best thing to do right now is refinance and hold. Unless it's an investment only property (IE you own it and rent it out) - in that case sell FOR SURE. both otherwise - there isn't a whole lot of upside once you crunch some numbers.

:spy: yeah yeah yeah @js312 i know numbers guy

PS as the third gen grew, Toyota's sealed the U joints. I had a mini oh shit moment today and got grease on my way home since I haven't touched them. Went under there and was like "okay I'm not perfect but I can't be this dumb". 2020 at least - all sealed. No zerks.

I absolutely HATE that more and more vehicles have gone this route. It’s absolutely moronic, it’s right along the lines of a sealed transmission. Shit doesn’t last forever and now manufacturers are ensuring they don’t because, as a whole, people have become too stupid or lazy to maintain their vehicles!

Keep forgetting to do those...I'm pretty sure I've always forgotten. :(

Also, I overdrew my bank account for the first time since I was 16 today. I was moving money between accounts and got caught with my pants down. The incompetence is all over today.

I did that last month. Just a hurry rush and must have missed a bill I paid. Fortunately my checking and savings were linked and it pulls it automatically but damn that email was brutal to open even still.
