    Replaced my garage door seal today. It’s been a few weeks straight of rain here in SoCal and I’m tired of sweeping out the water from my garage twice a day. Fingers crossed it seals, should know overnight.

    That sounds more like a slope problem, unless it’s blowing rain. Or I may be misunderstanding.

    The driveway is sloped towards the center and down towards the camera. The problem is the ~6” (that’s what she said) of slab that is still mine that extends past the garage door to where it meets the common slab. While the eaves do extend past that point, the problem we’ve had the last few weeks is sideways rain that’s hitting my door and running down to where it’s sloped back towards the interior.

    How are the seals/flashing on the sides and top? That could be contributing to your lakefront property too.

    Top and sides are good & dry…it’s only about 24” on the edge that are letting water past. It’s been about 4 hours of rain now and I just checked…. Still have water intrusion. I guess the next step is to get one of those “berms” that you epoxy in place as a sort of sill

    It's worth a try. Maybe the concrete isn't level or is sunken in a bit. On the plus side I'll bet the lakes will be full in CA this summer with all the rain and snow.

    I need something like that. My garage is a converted carport and one end gets a little water in it as the concrete is sloped.

    It also made for some interesting cuts for all the lumber :rofl:

    can you use a grinder and cup wheel to create a slope outward on the portion of your slab that protrudes beyond the door ?

    Since it buts up level to the shared slab that would mean either:
    • It slopes down but creates a step up to the shared slab
    • I also grind the shared slab
    Either of this are a no-go and frankly too much work for what is not my forever home. With any luck my $60 dam & liquid nails will stop the water intrusion from what is sure to be a once a decade storm. :rain:

    I've been doing a multiple year experiment with my anode rod. I went with magnesium because aluminum doesn't stand up and creates a jelly like substance in the tank. Below is my latest post on the subject.

    I've thought about getting one of these for my garage, but realized it's also a dam to keep water IN your garage. Such as pulling a vehicle in when it's been raining or snowing, or if you have a water leak (split foyer house).

    lol, like the houses with the little saucer pans under the 60-80 gallon hw heaters. Gotta plumb that so it floods outside not into the garage or go tankless.

    Minor improvement but might make a huge difference. Installed a 50A inlet and a generator interlock today on our main panel.

    Winter doesn’t look to be going anywhere anytime soon and we lose power a lot where we’re at outside of the city. Kind of nice knowing we’ll most likely be able to power the whole house. We use wood as a primary heat source so the HVAC won’t be an issue. Might be able to squeeze our stove on with some lights if we monitor the draw. If we’re not using the stove we’ll easily run all of the lights, outlets, and the water heater, at least.

    What kind of generator are you planning on using? I have some relatives that bought a Generac natural gas generator from Costco several years back.

    We ordered a DuroMax 12000EH. Neighbor has one and I’ve heard good things elsewhere. Generac has great customer service. Would’ve loved to have gotten one of their house gens, but kind of spendy.
